County ol;:, Suffolk and State of New York, being bounded and described as follows: BEGINNING at a_,monument at the intersection of the Northwesterly line of Oceanic Avenue and the Southwesterly line of Midlothian Avenue, said monument being 1904.07 feet North of a point which is 1788.47 feet West of another monument marking the United States Coast and Geodetic Survey Triangulation Station "PROS", which station is South 13 degrees 27 minutes 54 seconds East of North Dumpling Light; Thence running along said Midlothian Avenue line North 77 degrees 37 minutes 35 seconds West 181.84 feet to a monument; Thence along said Avenue line North 58 degrees 18 minutes 50 seconds West, 79.76 feet to a monument and lands now or formerly of Mary Gordon; running thence the following five (5) courses and distances along lands now or formerly of Mary Gordon: (1) South 54 degrees 54 minutes 20 seconAs West 160.60 feet; (2) South 54 degrees 10 minutes 00 seconds East 90.57 feet to a monuments (3) South 25 degrees 40 minutes 00 seconds East 136.10 feet to a monument; (4) South 44 degrees 55 minutes 15 seconds East 64.30 feet to a monument; and (5) North 89 degrees 11 minutes 30 seconds East 116.15 feet to a monument at the said Northwesterly line of oceanic Avenue; thence along said Oceanic Aven+ia line North 19 degrees 57 minutes 10 seconds East 245. 53 feet to the point or place of BEGINNING. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way Whatever, except as aforesaid. AND the party of the first part,,in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for Any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
