S. Coast and Geodetic Survey Triangulation Station "NIN" (which said "NIN" monument is located near the Western end of a ridge overlooking the South shore of Fishers Island Sound on the highest point between Chocomount and Mount Prospect and lies South 45 degrees 17 minutes 26 seconds East of North Dumpling Light in Fishers Island Sound), and; RUNNING THENCE Southwesterly on the arc of a curve to the right having a radius of 9786. 04 feet a distance of 290 feet; RUNNING THENCE Northwesterly and along Lots 4 and 5, Block 38 of the plan of subdivision of Fishers Island Estates, the following three (3) courses and distances: (1) North 22 degrees 53 minutes 50 seconds West 169. 90 feet to a point; (2) North 22 degrees 08 minutes 00 seconds West, and passing through an' iron pipe 190, 64 feet to an iron pipe; (3) North 47 degrees 18 minutes 00 seconds West 259. 17 feet to an iron pipe: set on the shore of Fishers Island Sound; RUNNING THENCE Northeasterly along shore line of Fishers Island Sound the following two (2) courses and distances: (1) North 51 degrees 51 minutes 20 seconds East 146. 11 feet 'to an iron pipe; (2) North 37 degrees 42 minutes 20 seconds East 29. 24 feet to an iron pipe and,lands of Adrian B. Corbiere; RUNNING THENCE South 47 degrees 18 minutes 00 seconds East, along said lands of Adtien B. Corbiere, and passing through a monument 250. 93 feet to a monument; RUNNING THENCE South 39 degrees 41 minutes 42 seconds East, through lands of Adrian B. ALBERTSON DEC 18 1974 RECORDED Clerk of Suffolk County . 7769 W SUBJECT to covenants and restrictions contained in Libers 5572 of aeeds at page 232; 6152 of deeds at page 466, and to easements contained in Libers 2135 of deeds at page 433 and page 449. The above described premises being Homesite No. 1 in a certain Agreement dated the 21st day of November, 1974, intended to be recorded simultaneously herewith. The grantors herein being the grantees in the following deeds: (1) Deed dated 10/19/71 and recorded 11/3/7.1 in Liber 7039 of deeds at page 185. (2) Deed dated 10/19/71 and recorded 11/3/71 in Liber 7039of deeds at page 179. TOGETHER WITH all right, title and interest of the grantors of, in and to the land lying between the Northwesterly line of said premises on the shore of Fishers Island and the mean high water mark thereof, in front of and abutting said premises. SUBJECT HOWEVER to the further covenant and agreement that the above described premises shall be .limited to the erection of one one family residence and accompanying garage, together with one additional house for use by the immediate members of the grantee's family or his successor in interest, which like covenant and restriction is hereby imposed on the remaining lands of the grantors adjoining the above described premises on the East. The parties of the first part hereby expressly release and terminate any right that they may have to use the driveway crossing the Southeasterly corner of the above described premises, except at the license of the party of the second part, which can be terminated by written notice at any time.
