lawful money of the United States, and other good and valuable consideration paid
by the party of the second part„does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with-the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, Suffolk County, State of New York, being a part
of that portion of Fishers Island (which portion is hereinafter called the "Park')
lying Easterly of the following line, viz:
BEGINNING at the Southeasterly corner of land owned by the United States, known
as the Fort H. G. Wright Military Reservation, Mount Prospect Tract, on the
shore of Block Island Sound or the Atlantic Ocean (as the same tract was constituted
prior to the extension thereof by the acquisition of additional land in condemnation
proceedings instituted in 1942) and;
RUNNING THENCE Northerly following the East boundary of the said tract of land
of the United States (as the same was constituted prior to such extension thereof) to
the Southerly line of East End Road (sometimes called Oriental Avenue) and which
point is the Northeasterly corner of said tract of land of the United States (as the
same was constituted prior to such extension thereof);
THENCE crossing the East End Road and following the same courses as the last
to the shore of West Harbor or Fishers Island Sound, said .lot or parcel of land
being bounded and described as follows: -
BEGINNING at a stone monument set on the Northeasterly line of land now of Clara
Schweiger, formerly West End Land Co. , Inc. , at the Northwesterly corner of
land now or formerly of John Leone, said monument being 722. 66 feet' North of a,
point which is 544. 26 feet East of another monument marking the U. S. Coast aad
Geodetic Survey Triangulation Station "PROS" and;
RUNNING THENCE along the lands of said Leone the following two (2) courses and
distances:
(1) North 76 degrees 23 minutes East 115. 10_feet;
(2) South 59 degrees 08 minutes East 23. 37 feet to an iron set on the
Northwesterly line of a proposed road 50 feet wide;
THENCE Northeastwardly and Northwestwardly along the Northwesterly side of
said road the following four (4) courses and distances:
(1) North 30 degrees 52 minutes East 50 feet to an iron spike;
(2) North 14 degrees 37 minutes East 87. 106 feet to an iron;
(3) , Vbrth 12 .degrees 02 minutes West 44, 154 feet;

(4) North 34 degrees 45 minutes West 89. 85 feet to lands now or formerly
of George de F. Lord; "
RUNNING THENCE along said land the following three (3) courses and distances:
s (1) South 73 degrees 02 minutes West 63, 76 feet to a point;
(2) South 71 degrees 59 minutes West 50. 1 feet to a point;
(3) North 24 degrees 50 minutes West 63 feet, more or less, to the mean .
high water mark of the inner bay of Great Harbor;
THENCE following the meanders of said shore line the following two (2) courses
and distances:
(1) South 60 degrees 30 minutes West 54 feet to a point;
(2) South 65 degrees 09 minutes West 44, 35 feet to a drill hole in a
boulder at lands formerly of West End Land Company, Inc. , now
Clara Schweiger;
RUNNING THENCE along the Northeasterly line of the last mentioned land South
23 degrees 30 minutes East, and passing through a monument, 259, 24 feet to the
monument set at the point or place of BEGINNING,
EXCEPTING from the land hereby conveyed, and SUBJECT to the reservation of the
Fishers Island Estates, Inc. , its successors and assigns, from the land hereby
conveyed, an easement and right of way over, under, in and to a strip of land 10
feet in width for the laying, construction, erection, improvement, maintenance and
operation of poles, towers, pole lines, cables, wires, conduits, conductors, fix-
tures and other equipment and facilities for the transmission, distribution and use
of electric current for the operation of electric, power and telephone lines, over,
under, in and along said right of way, the center line of which right of way is
bounded and described as follows:
BEGINNING at a point on the Southwesterly line of the above described tract, said
point being North 23 degrees 30 minutes West 38 feet, measured along the South-
westerly line from the monument at the point of beginning of the above described
tract, and running thence North 72 degrees 48 minutes East, 184 feet, more or less,
to the Northwesterly side of said road above mentioned;
EXCEPTING from the land hereby conveyed, and SUBJECT to the reservation of
Fishers Island Estates, Inc. , its successors and assigns, from the land hereby
conveyed, an easement and right of way over, under, in and to a strip of land 10
feet in width for the laying, construction, improvements, maintenance and operation
of water mains, pipes, pipe lines, conduits, valves, fixtures and other equipment
and facilities for the transmission, distribution and use of water for the operation
of water lines under, in and along said right of way, the center line of which right
of way is bounded and described as follows:
BEGINNING at a point on the Southwesterly line of the above described tract, said
point being North 23 degrees 30 minutes West 22 feet, measured along said South-
westerly line from the monument at the point of beginning of the above described
tract, and thence running North 72 degrees 48 minutes East 172 feet, more or less,
to the Northwesterly side of said road above mentioned;
TOGETHER WITH an easement for ingress to and egress from the premises hereby
conveyed over and along said private roads as now or may hereafter exist connect-
ing the premises hereby conveyed with the public highway; provided, however, that
Fishers Island Estates, Inc. , reserves the right to change the location, route, or
grade of said roads from time to time, provided that such change shall not prevent
adequate access to the premises hereby conveyed.
BEING AND INTENDED TO BE the same premises and rights of way set forth in
deed dated April 28, 1975, and recorded in Liber 7845 of deeds at page 49 on
May 23, 1975,
