PARCEL I is the same premises described in a certain Deed, dated July 8, 1927, from Fishers Island Corporation to Agnes B. Noyes, which said Deed was duly recorded in the Clerk ' s Office of Suffolk County on September 14 , 1927 in Liber 1294 of I Deeds at Page 192, and this conveyance is made subject to: j (a) zoning and building restrictions, ordinances and regulations now or hereafter adopted by the City, Toon, Village, Municipalit or other governmental authority having jurisdiction of the premises or any part thereof; (b) covenants, restrictions, con- sents, declarations, easements, reservations and agreements of record and in particular those referred to in said Deed (Liber 1294 at Page 192) ; (c) any state of facts which an accurate survey would show; (d) variations between fences, retaining wall i hedges and the like and the lines or record title; and changes i I street lines. Agnes B. Noyes died on February 16 , 1972 , a resident of Essex County, New Jersey, and at the time of her death, she owned the premises; the Last Will and Testament of Agnes B. Noyes was duly admitted to probate by the Surrogate' s Court of Essex County, New Jersey on April 7, 1972 (Probate File No. 10, 561-E) and by her said Last Will and Testament, Agnes B. j Noyes specifically devised the premises to her husband, Jansen Noyes; the Last Will and Testament of Agnes B. Noyes was also duly admitted to ancillary probate by the Surrogate ' s Court iof Suffolk County, New York on November 9, 1972 (Probate File No. 1698P 72) . i Jansen Noyes died on July 15, 1974, a resident of Essex County, New Jersey, and at the time of his death, he owned the premises; the Last Will and Testament of Jansen Noyes was duly admitted to probate by the Surrogate ' s Court of Essex County, New Jersey on July 31, 1974 (Probate File No. 11, 164-F) and Letters Testamentary were duly issued by said Court to Jansen Noyes, Jr. , Blancke Noyes and Edith Johnson Smissaert; the Last Will and Testament of Jansen Noyes was also duly ad- mitted to ancillary probate by the Surrogate ' s Count of Suffolk County, New York on March 10, 1975 (Probate File No. 249P 75) , and Ancillary Letters Testamentary were duly issued by said Court to Jansen Noyes, Jr. , Blancke Noyes and Edith Johnson Smissaert. ALSO TOGETHER WITH all of the estate which the said decedent had at the time of the decedent' s death in and to all the furnishings and furniture now located in the premises, and also the estate therein, which the party of the first part has or has power to convey or dispose of, whether individually or by virtue of said Will or otherwise.
