Y". , starting at a point which is the following courses and distances from a point or marker on the northerly side of a street known as Alpine Avenue, and on the westerly side of a private road designated as such on said Map of Property of Edward P. Chapman, which point is the southeasterly corner of Lot 2A as designated upon said map, and extending thence N - 540 20 ' 45" E. the distance of eighty-six and 26/100 (86.26) feet along the westerly side of said private road to another marker placed as a bound; thence westerly along the southerly line of Lot 6A , as shown upon said map, the distance of one hundered sixteen and 99/100 (116 .99) feet to a marker and the southeast corner of Lot 5A , as shown upon said map; thence N. 400 13 " 20". E. the distance of sixty-nine and 10/100 (69. 1,0) feet to the southerly line of the aforesaid private road, the point- or place of beginning.
