THIS INDENTURE, made this a J'day of `fq� �:� 1974, between
the UNITED STATES OF AMERICA, GRANTOR, acting by and thro0ugh the Secretary of
Health, Education, and Welfare, by Bernice L. Bernstein, Regional Director of
Region II, New York, New York, under and pursuant to the powers and'Authority
contained in the provisions of the Federal Property and Administrative Ser-
vices Act of 1949, (63 Stat. 377) as amended, (hereinafter referred to as the

THAT the GRANTOR, for and in consideration of the observance and per-
formance covenants, reservations, and restrictions herein

is hereby acknowledged, has remised, released and forever quitclaimed, and by rq1
se presents does remise, release and forever quitclaim, .without representa-

tion or warranty, express or implied, subject to the covenants, conditions, re-
auctions, and reservations hereinafter contained, unto the said GRANTEE, and
to its successors and assigns, forever, the following described premises:
ALL that interest in the parcel of land situated at Fishers Island, ]ISO LAOta
Suffolk County, State of New York, said land being more particularly described
as follows:
BEGINNING at a cross encircled with yellow paint chiseled on a large
rock outcrop sixteen (16') feet from the edge of a bluff, which point is
N 330 - 581E a distance of one thousand seven hundred forty-two feet (17421)
more or less, from a spike marking the south corner of U. S. Coast Guard Parcel
No. 1 (C. G.' 1) on Plan of Fort H. G. Wright Reservation prepared by Chandler
&'Palmer, Engineers, Norwich, Conn. , dated February 7, 1955, revised February
21, 1957; and said point of beginning also located N 40 0'W seven hundred and
thirty feet (730'), more or less, from a standard United States Coast Guard
-brass survey mark D set in concrete on the southwest corner of the United States
Coast Guard watch tower; THENCE S 330 - 521E eighty-two and seven tenths feet
(82.71) to standard United States Coast Guard brass survey Mark A set in con-
crete twenty-six feet (261) more or less, from the center line of Reservoir
Road; THENCE around a circular curve to the left whose radius is one hundred
'thirty-seven and one tenth feet (137.1') , whose length is one hundred eighty-
six and, five tenths feet (186.5'), and whose long cord is one hundred seventy-
two and four' tenths feet (172.41) bearing S 90 - 33% to standard United States
Coast Guard brass survey mark B set in concrete twenty-seven feet (27'), more
or less, from the center line of Reservoir Road; THENCE S 480 - 321E fourteen

thirty-one and thirty-four hundredths feet (31.34) to a one-quarter inch
lag screw set in concrete twenty-seven feet (27') more or leas, from the
center line of Reservoir Road; THENCE around a circular curve to the left
whose.radius is two hundred seven and five tenths feet (207.51), whose
length is one hundred thirty-five and seven tenths feet (135.7') and whose
long' chord is one hundred thirty-three and three tenths feet (133.3')
bearing S 270 - 471W, to a one-quarter inch lag screw set in concrete
'twenty-seven feet (27'), more or less, from the center line of Reservoir
Road; THENCE around a circular curve to the right whose radius is four
hundred twenty-nine and three tenths feet (429.31), whose length is eighty-
two and nine tenths feet (82.9') and whose long chord is eighty-two and
eight tenths feet (82.81) bearing S 120 - 511W to standard United States `
Coast Guard brass survey mark C set in concrete twenty-seven feet (27'),
more or less, from the center line of Reservoir Road; THENCE N 630 - 37'W
one hundred fifty-five and nine tenths feet (155:9') to a chiseled cross
encircled with yellow paint on the rock outcrop on the high point of the
bluff.; THENCE continuing in the same direction fifty-seven and two tenths
feet (5712') to a one-quarter inch lag screw set in concrete at the edge
of the 'bluff; THENCE continuing in the same direction one hundred fifty
feet (1508), more or less, to a mean low water line; THENCE following and
meandering with the mean low water line in a northerly direction three
hundred and forty-eight feet (348') more or less to a point; THENCE S 33° -
52'E one hundred and fifty feet (1501) more or less,to 4e POINT OF BEGINNING:
containing 2.32 acres, more or less.
°. AND, the appurtenant easement, described as follows:
"'AL1 of that land lying between the antenna site and Reservoir Road
:consisting of a strip of land (20') wide whose center line begins at a one-
quarter inch lag screw set in concrete at the point on the east boundary
line of the antenna site where the curve to the left changes to a curve to
tthe right, extends S 400 19' E to the north side of the right of way for

TOGETHER WITH the appurtenances and all the estate and rights of the
GRANTOR in and to the said premises.
SUBJECT to any state of facts that may be disclosed by a physical
examination of the premises.
SUBJECT,FURTHER to any state of facts that an accurate and adequate
survey of the premises may disclose.
SUBJECT FURTHER to any covenants, conditions, restrictions, reservations,
easements, rights of way and agreements, if any, contained in instruments of
record affecting said premises so far as the same may now be in force and of
TO HAVE AND TO HOLD all and singular the foregoing described premises,
together with the appurtenances, unto the said GRANTEE, its successors -and
assigns, forever.
THIS CONVEYANCE is executed, delivered and accepted upon each of the
following Conditions subsequent, which shall be binding upon and enforceable
against the- GRANTEE, its successors or assigns, and each of them; and these
