ALL that lotof or parcel of land, with the buildings and improvements
thereon, in the Town of Southold County of Suffolk, State of New York,
being, a part of that portion of fetchers Island (which portion is
sometimes referred to as the "Park") lying Easterly of the following
line, viz:
PARCEL I
BEGINNING at the Southeasterly corner of land owned by the United
States, known as the Fort H. G. Wright Military Reservation, Mount
Prospect Tract, on the shore of Block Island Sound or the Atlantic
Ocean and running thence Northerly following the East boundary of the
said land of the United States to the Southerly line of East End Road
(sometimes called Oriental Avenue) and which point is the Northeasterly
corner of land of the United States, thence crossing the East End Road
and following the same course as the last to the shore of West Harbor
or Fishers Island Sound;
Said lot or parcel of land being bounded and described as follows;
BEGINNING at a stone monument set on the Northeasterly side of a
road forty feet wide, said monument being thirty-one hundred and sev.;
enty and seven-hundredthsfeet East of a point which is five hundred
and seventy-three and eighty-eight hundredths feet North of an other
monument marking the U. S. Coast and Geodetic Survey Triangulation
Station "Chocomount 2" (which said "Chocomount 2" monument is located
on the summit of the highest hill on Fishers Island, N. Y. about two
and one-quarter miles West of the Eastern end of r'Sshers Island and
lies South seventy-nine degrees twenty-nine minutes and Porty-six
seconds East of North Dumpling Light in Fishers Island Sound); and
running thence North twenty-nine degrees twenty-seven minutes and ten
seconds East one hundred and eighty-nine and twenty-one hundredths feet
to a stake; thence North eighty-nine degrees fifty minutes and ten ,
seconds East one hundred and fifty-two and eighty-six hundredths feet
to a stake; thence South nine degrees thirty-two minutes and ten
seconds West one hundred and fifty-two and seventy-nine hundredths
feet to a stake set on the Nort!ierly side of another road forty feet

degrees twenty-eight minutes and ten seconds West ninety-two
and sixty-six hundredths feet to a stake marking a point of
curve to the left whose radius is two hundred ninety-nine an
thirty-eight hundredths feet and the direction of whose rad-
ius at that point is South six degrees thirty-one minutes an
fifty seconds East; thence, still along the Northerly side of
said road (and following the are of said curve) seventy-nine
and eighty-eight hundredths feet to a stake marking a point
of curve to the right whose radius is Forty-two and ninety-
two hundredths feet and the direction of whose radius at that
Point is North twenty-one degrees forty-nine minutes and four
seconds West; and thence, still along the Northerly side of
said road (and following the arc of said curve), fifty-seven
and ninety hundredths feet to the place of beginning; contain
Ing seventy-one hundredths of an acre, more or less;
Being a portion of that property which was conveyed
by the Fishers Island Corporation to Sherburne Prescott by
deed dated June 2, 1927, recorded in the Office of the Clerk
of Suffolk County, in liber 1273 of deeds, at page 227, which
said property was subsequently convIred by the said Sherburne
Prescott and Marjorie W.
Prescott a his wife, to Thomas DeC.
Ruth by deed dated August 14, 1920, recorded in the Office
of the Clerk of Suffolk County, in liber 1368 of deeds, at
page 399; the within-named premises being the same premises
as were conveyed to Mary G. Powning by the said Thomas DeC.
Ruth, by deed dated October 16, 19239 recorded in the Office
of the Cl,rk of Suffolk County in liber 1395 of deeds, at
page 61; and which were subsequently conveyed to the parties
of the first part by the said Mary G. Powning, by deed dated
October 25, 1935, recorded in the Office of the Clerk of
Suffolk County, in liber 1937 of deeds, at page 378;
TOGETII:R with all the right, title and interest of th
party of the first part in and to any easements, rights of war
and any other rights and privileges in respect to these prem-
ises granted by the Fis''iers Island Corporation to the prede-
cessors in title of the party of the first part, and
SUBJECT, HOdEVaR, to the covenants, restrictions,
reservations, easements and agreements of record affecting
said premises.
PARCEL II
ALL that lot or parcel of land, with the buildings an
improvements thereon, in the Town of Southold, Suffolk County
State of New York, being a part of that portion of Fishers
Island belong Ing to the grantor (which portion is hereinafter
called the Parke) lying Easterly of the following line, viz:
`BEGINNING at the southeasterly corner of laid owned

and fifty hundredths feet to a stake; thence North fifty-four
degrees fifty-six minutes and thirty seconds East two hundred
and three and ninety-three hundredths feet to a stake; thence
North eighty-four degrees eleven minutes and ten seconds East
two hundred and twenty-five and ninety-seven hundredths feet
to a stake; thence South twenty degrees forty-seven minutes
and forty seconds East one hundred and thirty feet to a stake
set on the Northwesterly side of another road forty feet wide
thence SouthRestwardly, along the Northwesterly side of said
road (and following the are of a curve to the right whose
radius is one hundred and forty-six and eighteen-hundredths
feet and the direction of whose radius at that point is North
eighty degrees twenty-five minutes and fifty seconds West),
one hundred and eighty-eight and fifty-four hundredths feet
to a stake; thence North nine degrees thirty-two minutes and
ten seconds East one hundred and fifty-two and seventy-nine
hundredths feet to a stake; thence South eighty-nine degrees
fifty minutes and ten seconds West one hundred and fifty-two
and eighty-six hundredths feet to a stake; and thence South
twenty-nine degrees twenty-seven minutes and ten seconds West
one hundred and eighty-nine and twenty-one hundredths feet
to the place of beginning; containing one and eighteen-hun-
dredths acres, more or less;
Being the same property which was conveyed by the
Fishers Island Corporation to the parties of the first part
by deed dated March 1, 1937, recorded in the Office of the
Clerk of Suffolk County, in liber 1914 of deeds, at page 41;
SUBJECT, HOWEVER, to the covenants, restrictions,
reservations, easements and agreements of record affecting
said premises.
