{ THIS INDENTURE, made thisday of Apr#4, 1950,
between HAY HARBOR REALTY, INC., a corporation ortanized
under the laws of the State of New York, having an office
at 14 East 52nd Street, New York 22, N. Y., party of the
first part, and EDWARD D. TOLAND, JR., residing at Old
Westbu"XN Now YYork, party of the second part,
WITNESSETH, that the party of the first part,
in consideration of the sum of ONE HUNDRED and 00/100
($100.00) DOLLARS, lawful money of the United States, and
other valuable consideration paid by the party of the second
irpart, does hereby grant and release onto the party of the
second part, his heirs and assigns forever,
ALL that tract, piece or parcel of land with the
building and improvements thereon, situate, lying and
being at Fishers Island in the town of Southold, County
of Suffolk, State of New York, more particularly bounded
and described as follows:
- -100 BEGINNING at a point on the northerly side of
a private road, which point is distant 3556.95 feet north
of a point which Is distant 2677.90 feet west of a monument
marking the Q.S. Coast & Geodetic Survey Triangulation
Station OPROSw; running thence along the northerly side of
said private road north 510 58' 550 west 137.43 feet;
running thence north 600 581 200 east 161.66 feet; running
thence south 280 39' 300 east 53.54 feet; running thence
south 260 491 300 west 130.21 feet to the point or place of
beginning.
TOGETHER with an easement for sanitary sewer,
cesspool and drainage field over the premises Lo the south
and west and the right to enter upon said premises for the
purpose of maintaining, repairing and replacing such
sanitary sewer, cesspool and drainage field.
TOGETHER with a right of way in common with others
over the existing private roads situated in the premises
hereinafter described.
A certain tract or parcel of land containing
the Nansion House group of 24 buildings known as

feet west of another monument marking the U.S. Coast
