TIFFT, of 270 Park Avenue, city, County and State of New York, party of the first part, and T. PARKER SEDGWICK, of the Shelton Hotel, at Lexington Avenue and 49th Street, City, County and State of New York, party of the second parts WITNESSETH, that the party of the first part, in consideration of One hundred Dollars ($100. ) , lawful money of the United States, and other good and valuable considerations paid by the party of the second part, does hereby grant and release unto the party of the second part, his heirs and assigns forever, ALL that lot or parcel of land, with the buildings and improvements thereon, in the Town of Southold, Suffolk County, State of New York, being a part of that portion of Fishers Island formerly belonging to Fishers Island 1 Corporation, a corporation organized under the laws of the State of New York. i ) ' i but now belonging to Fishers Island Estates, Inc. , a corporation organized under the laws of the State of New York (which portion is hereinafter called 11.. -_the _QRark"_), lying Easterly-of the following line, viz.; - I' BEGINNING at the southeasterly corner of land owned by the United j States, known as Fort U. G. Wright Military Reservation, Mount Prospect Tract, on the shore of Block Island Sound or the Atlantic Ocean and running thence northerly following the gest boundary of the said land of the United States +( to the ®utherly line of East End Road (sometimes called Oriental Avenue) and which point is the northeasterly corner of land of the United States, thence i I � crossing the East End Road and following the same course as the lest to the shore of Best H6rbor or ¢fishers Island Sound; {(. Said lot or parcel of lewd being bounded and described as follows: BEGINfIING at a stone monument set on the Westerly side of e road forty feet wide, said monument being eighteen hundred and ninety-one and forty-two hundredths feet North of a point which is eleven hundred and twenty-two-t y wo a nd sixty-six hundredths feet West of another monument marking the U. S, Coast and Geodetic Survey Triangulation Station -Nin- (which said -Nin- monument is located near the Western end of a ridge overlooking the South shore of Fishers Island and on the highest point between Choeomount and Mount Prospect and lies South forty-five degrees seventeen minutes and twenty-six seconds East of North Dumpling `RP3432 `Aa140 ' Light in Fishers Island Sound); and running thence South eighty degrees rfteen minutes and twenty seconds West one hundred and eighteen and rirty-hundredtns ree�, to a stake; thence North rifty-six degrees thirty-five minutes and twenty seconds West one hundred and eighty-two and fifty-five hundredths feet to the shore of Fishers Island Sound; thence, with the meanders Of said Sound, North seventeen degreea twenty-three minutes and forty seconds Beet eighty and nine-hundredths feet, and North twenty degrsee and fifty-nine minutes ninety-hundredths feet to a stake; thehoetNorthnseventy-eight ty-five and -one minutes and fifty seconds East one hundred degrees thirty ' and seventy-five and ninety-eight hundredths feet to a stake set on the Westerly side of said road; thence, along the Westerly aide of said road, South fourteen degrees thirty-nine minutes and twenty seconds Bast eight and twenty-hundredths feet to a stake marking a point of curve to the right whose radius is ten hundred and fifty-four and eleven hundredths feet and the direotion of whose radius at that point is South seventy-five degrees twenty minutes and forty seconds West; thence Southwardly, along the Westerly side of said road (and following the arc of said curve), one hundred and seventeen and sixty-four hundredths feet to a stake; and thence, still along the Westerly side of said road, South eigbt degrees fifteen minutes and forty seconds Bast one hundred and forty and ninety-five hundredths feet to the place of beginning; contains#g one and twenty-three hundredths acres, more or less{ MGETHER with all the right, title and interest of the party of the first part in and to the land under the waters of Fishers Island Sound and in and to any lend which may lie between the meander lines as set forth in the above description and the actual high water mark; and TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises and such other easements and privileges as were granted to Mary D. Tifft, party of the first pert, by deed between said Fishers Islend Corporation and said Mary D. Tifft, dated the seventeenth day of April, 1931 and recorded in the office of the Clerk of Suffolk County, New York, in Liber 2133, at page 590, wherein said Fishers Island Corporation granted and conveyed said premises to said Mary D. Tifft; PROVIDED, HOWEVER, that this conveyance is made subject to all the t reservations, restrictions, conditions, provisions, covenants and agreements on the part of said Mary D. Tifft to be observed, kept and performed, set forth in said dead dated the seventeenth day of April, 1931 and/or otherwise of record with respect to said lot or parcel of land, which reservations, restrictions, conditions, provisions, covenants and agreements the party of the second part covenants and agrees as a part of the purchase price hereof I
