HomeMy WebLinkAboutL 3787 P 523 TdIS INLEWTURE, made the 21st day of October, Nineteen Hundred and Fifty-Four, between FISHERS ISLANI) ESTATES, INC. a New York corporation, having its principal office at 14 Lst 52nd Street_ , in the City, County and State of New York, hereinafter called the grantor, party of the first part, and WARREN H. SNOW, residing at Peckslaad Road (no street number), Greenwich, Connecticut, hereinafter callec the grantee, party of the second part: WITNESSETH, that the party of the first part, in consideration of One hundred Dollars ($100), lawful money of the United States, and other good and valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, his heirs and as- signs forever, ALL that lot or parcel of land in the Town of South old, Suffolk County, State of New York, being a part of that portion of Fishers Island belonging to the grantor (which portion is hereinafter called the "Park") lying easterly of the following line, viz: BEGINNING at the southeasterly corner of land owned by the United States, known as the Fort M. G. Wright Mili- tary Reservation, Mount Prospect Tract, on the shore of Block Island Sound or the Atlantic Ocean (as said Tract was constituted prior to the extension thereof by the Ac- quisition of additional lands in condemnation proceedings instituted in 1942) and running thence northerly following the East boundary of the said tract of land of the United States (as same was constituted prior to such extension thereof) to the southerly line of East End Road (sometimes called Oriental Avenue) and which point is the northeast- erly comer of said tract of land of the United States (as same was constituted prior to such extension thereof), thence crossing the East End Road and following the same course as the last to the snore of West Harbor or Fishers Island Sound; Said lot or parcel of land being bounded and de- scribed as follows: BEGINNING at a merestone on the Northerly side of a road forty feet wide, said merestone being five thou- sand five hundred sixty-four and eighty-seven hundredths feet North of a point which is one thousand two hundred fourteen and seventeen hundredths feet East of a monument marking the U. S. Coast and Geodetic Survey Triangulation Station "Nin" (which said "Nin" monument is located near the Western end of a ridge overlooking the South shore of Fishers Island and on the highest point between Choco4ouat and Mount Prospect and lies South forty-five degrees seven- teen minutes and twenty-six seconds East of North Dumpling Light in Fishers Island Sound) and from said merestone run- ning Southwestwardly along the Northerly side of said road on a course of South fifty-nine degrees forty-five minutes and twenty seconds West a distance of one hundred ten and twenty-six hundredths feet to the actual point of beginning of the herein described tract, said actual beginning point marking a point of curve to the right whose radius is thir- ty-three and fifty hundredths feet and the direction of whose radius at that point is North thirty degrees fourteen minutes and forty seconds West; thence from said actual oegimin uoint u:estwsraly, follo�,ing the arc of said curve, forty-five and forty-five hundredths feet to a stake =rking a Point of curve to the right chose radius is two hundred eighty feet and the direction of whose radius at that point is North forty-seven degrees twenty- nine minutes and thirty seconds East; thence Northwest- waraly, following the arc of said curve, one hundred thirty-three and forty-one hunaredths feet to a stake; thence North one degree twenty-nine minutes and thirty seconds West one hundred forty-two and sixty-three hun- dredths feet to the shore of Fishcrs Island Sound; thence with the meanders of said Sound, South forty-nine degrees thirty minutes and thirty seconds West sixty feet and North eighty-three degrees and thirty-eight minutes West seventy-seven and eighty-one hundredths feet; thence South five degrees and no minutes West forty feet to a stake marking a point of curve to the left whose radius is forty eight and thirty-seven hundredths feet and the direction o whose radius at that point is South eighty-five degrees East; thence Southeastwardly, following the arc of said curve, sixty-five and sixty-four hundredths feet to a stake; thence South seventy-two degrees and forty-five min- utes East twenty-five feet to a stake marking a point of curve to the right whose radius is thirty and eighty-two hundredths feet and the direction of whose radius at that point is South seventeen degrees and fifteen minutes West; thence Southeastwardly, following the arc of said curve, thirty-one and six hundredths feet to a stake; thence South fifteen degrees and no minutes East one hundred fifteen feet to a stake marking a point of curve to the right whose radius is twenty-seven feet and the direction of whose radius at that point is South seventy-five de- grees West; thence Southwardly, following the are of said curve, fifty-three and sixty-nine hundredths feet to a stake set on the Northerly side of said road, marking a point of curve to the left, whose radius is two hundred thirty-nine and twelve hundredths feet and the direction of &ose radius at that point is North eight aegrees fif- ty-six minutes and twenty seconds East; thence in a goner al Eastwardly direction, along the Northerly side of said road and following the arc of said curve, one hundred six- ty-three and fifty hundredths feet to the actual point of beginning; containing fifty-seven hundredths of an acre, more or less.
