COOPER, of 169 Vine Street, New Britain, Hartford County, Connecticut (vides of Elisha H. Cooper, deceased), herein- after called the "Grantor', Party of t1:e First Part, and HELEN TALCOTT STANLEY, of 440 Shuttle Meadow Avenue, in said New Britain (wife of Philip B. Stanley), hereinafter called the "Grantee", Party of the Second Part, W I T N E S S E T H: That the Party of the First Part, in consideration of One Dollar (=1.00) and other valuable considerations received from the Party of the Second Part, does hereby grant and release unto the Party of the Second Part, her heirs and assigns forever, all that lot or parcel of land, with the buildings and improvements thereon, in the Town of Southold, Suffolk County, State of New York, being a part of that portion of Fishers Island lying Easterly of the following line, vii: Beginning at the southeasterly corner of land owned by the United States, )mown as the Fort H. G. Wright Military Reservation, Mount Prospect Tract, on the shore of Block Island Sound or the Atlantic Ocean end running thence northerly following, the East boundary of the said land of the United States to the southerly line of East End Road (sometimes called Oriental Avenue) and which point is the northeasterly corner of land of the United States, thence crossing the East End Road and following the same comme as the last to the shore of Nest Harbor or Fishers Island Sound; Said lot or parcel of land being bounded and described as follows: Beginning at a stone monument set on the Northeasterly side of a read forty feet vide, said monument being twelve hundred and nine and eighteen-hundredths feet North of a point which is sixty-eight and fifty-one hundredths feet Nest of another monu- ment marking the U,S.Ccast and Geodetic Survey Triangulation Station Chocomount 2" (which said "Chocomount 2" monument is located on the summit of the highest hill on Fishers Island,N.Y., about two and one-quarter miles West of the Eastern and of Fishers Island and lies South seventy-nine degrees twenty-nine minutes and forty-sax seconds East of North Dumpling Light In Fishere Island Sound); and running thence Morthvestwardly, along the Northeasterly side of said read (and following the aro of a f curve to the left Whose radius is two hundred and fifty and ninety-nine hundredths feet and the direction of whose radius at-f VRR2940 im,198 that Point is South rorty-five degrees West), one hundred and eighty-seven and forty-slx huntl redCns•fee ti'to a stake; thence North twenty-one degrees fifty-tvo minutes and ten seconds East two hundred and twelve and sixty-Li'a•ee honaredtha feet to the shore of Fishers Island Sound; thence, with the meanders of said Sound, South four degrees fourteen minutes and ten seconds West fifty and seventy-tvo hundredths feet, East sixty-five feet, South forty-three degrees forty-seven minutes and ten seconds East one hundred and twenty-two and twenty-e fight hundredths feet, South seventy-nine degrees fifteen minutes and ten sea onds East one hundred and seventy-five and forty-six hundredths feet, and South sixty-four degrees thirty-nine minutes and ten, seconds East one hundred and five and twelve-huz:dredths feet; thence South thirty-rive degrees forty-Sour minutes and ten seconds West two hundred and seventy-one and thirty-four hundredths I feet to a stake set on the Northeasterly side of the road above mentioned; thence, along the Northeasterly side of said road, North forty-five degrees West two hundred and thirty-five feet to the place of beginning; containing one and ninety-two hundredths acres, more or less;
