THIS INDENTURE, made the 22nd day of October,

1952, between ANDREW B. WALLACE,^of the City of Springfield,
County of Hampden, and Commonwealth of Massachusetts, herein-
133 East 80th Street
after called the grantor, and MARIAN HOPE SMITH,/of the City,
County and State of New York, hereinafter called the grantee,
WITNESSETH, that the grantor, in consideration of One
Hundred Dollars ($100), lawful money of the United States,
and other good and valuable considerations, paid by the
grantee, does hereby grant and release unto the grantee, her
heirs and assigns forever,
All that lot or parcel of land, with the buildings and
improvements thereon, in the Town of Southold, Suffolk County,
State of New York, being a part of that portion of Fishers
Island now or formerly belonging to Fishers Island Corporation
(which portion 1s sometimes called the "Park") lying east-
erly of the following line, viz,:
Beginning at the southeasterly corner of land
owned by the United States, known as the Fort H. G.
Wright Military Reservation Mount Prospect Tract,
on the shore of Block Island Sound or the Atlantic
Ocean and running thence northerly following the
East boundary of the said land of the United States
to the southerly line of East End Road (sometimes
called Oriental Avenue) and which point is the north-
easterly corner of land of the United States, thence
crossing the East End Road and following the same
= course as the last to the shore of West Harbor or
Fishers Island Sound;
Said lot or parcel of land being bounded and de-

scribed as follows:
Beginning at a stone monument set on the Northerly
side of a road forty feet wide said monument being six
hundred and seventy-five and anety-five hundredths

and seventy-two hundredths feet North of another monu-
ment marking the U. S. Coast and Geodetic Survey Tri-
angulation Station "Chocomount 2" (which said "Choco-
mount 2" monument is located on the summit of the
highest hill on Fishers Island N.Y. about two and
one-quarter miles West of the hastern end of Fishers
` h? Island and lies South seventy-nine degrees twenty-nine
minutes and forty-six seconds East of North Dumpling
_ Light in Fishers Island Sound); and running thence �t

North forty-seven degrees forty-eight minutes and forty
seconds Nast two hundred and twenty-one and eighteen-
hundredths feet to a stake set on the westerly side of
tanother road forty feet wide; thence southeastrardly
along the westerly side of said road (following the are
of a curve to the left whose radius is two hundred and
forty-nine and sixty-hundredths feet and the direction
of whose radius at that point is North fifty degrees
and forty minutes Nast) fifty-nine and fourteen-hundredths
feet to a stake; thence still along the Westerly side of
said road, South fifty-6; degrees fifty-four minutes and
thirty seconds Nast twenty-two and twenty-hundredths feet
to a stake marking a point of curve to the right whose
radius is three hundred and ten and ninety-two hundredths
feet and the direction of whose radius at that point is
South thirty-seven degrees five minutes and thirty
seconds West; thence Southeastwerdly still along the
westerly side of said road (and following the arc of
said curve) one hundred and fifty-four and fifty-eight
hundredths feet to a stake; thence still along the
Westerly side of said road, South twenty-four degrees
twenty-five minutes and twenty seconds Nast fifty-
seven and ninety-two hundredths feet to a stake mark-
Ing a point of curve to the right whose radius is
fifty-two and two hundredths feet and the direction of
Whose radius at that point is South sixty-five degrees
thirty-four minutes and forty seconds West; thence
Southwardly still along the Westerly side of said road
(and following the are of said curve) one hundred and
fifteen and thirty-five hundredths feet to a stake set
at its intersection with the Northerly side of the road
first above mentioned; thence Northwestwardly along the
Northerly side of said road (following the aro of a curve
to the right whose radius is four hundred and forty-three
and eighty-two hundredths feet and the direction of whose
radius at that point is North twelve degrees thirty-seven
minutes and thirty seconds Nast) one hundred and fifty-
four and eighthundredths feet to a stake; and thence
a till along the northerly side of said road, North fif-
st_seven degrees and twenty-nine minutes West one hun-
dred and seventy feet to the place of beginning; con-
taining one and twenty-seven hundredths acres, more or

Together with an easement for ingress to and egress
from the premises above described over and along such
private roads as now or may hereafter exist connecting
the said premises with the public highway.
Being and intended to be the premises conveyed from
Fishers Island Corporation to Andrew B. Wallace and
Florence W. Wallace, his wife, by Deed dated June 17
1927 and recorded on Juns 24, 1927 in Liber 1279 cp 144.
Florence W. Wallace died on March 15, 1951.
The granted premises are conveyed subject to and with
the benefit of all the rights, reservations, covenants, condi-
tions and easements s4 I, all so far as now
