hundred and fifty-two, between HELEN CAMPBELL CHENEYr of the
Town of Manchester, County of Hartford and State of Connecti-
cut, hereinafter called the grantor, party of the first part,
Scaufe Road, (no number)
and MARTHA B. ROBINSON� of Sewickley, County of Allegheny and
Commonwealth of Pennsylvania, hereinafter called the grantee,
party of the second part:

eration of One Dollar, lawful money of the United States and
j other good and valuable consideration, paid by the party of

r of the second part , her heirs and assigns forever,
h� ALL that lot or parcel of land, with the buildings and
�\ improvements thereon, situated on Fishers Island in the Town of
Southold, County of Suffolk and State of New York, and being
a portion of the tract developed on the Easterly portion of
said island by Fishers Island Corporation, a New York corpora-
tion, which lot or parcel is more particularly bounded and
described as follows :
Beginning at the point of intersection of
Fishers Island Sound and the Easterly boundary
of the premises herein conveyed; thence running
South 47030 ' 10" West a distance of Forty-nine and
Seventy-one hundredths ( 49 .71) feet, more or less,
to a point; thence running South 4016130" West a
distance of Three Hundred Forty-nine and Seventy-
two hundredths349 .72 ,jeet to a point; thence
running South 4010'30 ' West a distance of One
Hundred Fifty-three and Seven hundredths (153 .07)
feet to a stone monument set on the Northeasterly
side of a road forty (40) feet wide, said monument
being One Thousand Sixty-one and Eighty-five hun-
dredths ( 1061 .85) feet North of a point which is
Two Thousand Five Hundred Twenty-eight and Thirty-
four hundredths ( 2528.34) feet East of another
monument marking the U.S . Coast and Geodetic
Triangulation Station "Chocomount 2" (which said
"Chocomount 2" monument is located on the summit
of the highest hill on Fishers Island) ; thence

from said first mentioned monument running North-
westerly, along the Northeasterly side of said
road (and following the arc of a curve to the
right whose radius is Three Hundred Forty and
Thirteen hundredths (340.13 ) feet and the direc-
tion of whose radius at that point is North 470
5014" East) , a distance of Eighty-five and Ninety-
four hundredths (85.94) feet to a point; thence,
still along the Northeasterly side of said road
North 27041120" West a distance of Sixty-six and
Sixty-four hundredths (66.64) feet to a point.
which is the initial point of a curve to the
left whose radius is Seven Hundred Seventy-seven
and Thirty-five hundredths (777.35) feet and the
direction of whose radius at that point is South
62018140" West; thence Northwesterly still along
the Northeasterly side of said road and follow-
ing the arc of said curve, a distance of One Hun-
dred Eighty-six and Seventy hundredths ( 186.70)
feet to a point; thence running, still along the
Northeasterly side of said road, North 41027'
West a distance of Seven and Twelve hundredths
(7.12) feet to a point; thence running North

eight and Fifty-five hundredths (458. 55) feet to
a point; thence running North 105'10" East a dis-
tance of Seventy-one (71) feet, more or less, to
Fishers Island Sound; thence running along said
Fishers Island Sound, according to the meanderings
thereof, in a direction first generally Easterly
and then generally Southerly to the point ofbe in-
ning; containing Four and Four hundredths ( 4.04
acres , more or less;
TOGETHER WITH the appurtenances, and all the estate
and rights of the party of the first part in and to
said premises, including all appurtenances , estate
and rights created or conveyed by a certain deed
from Fishers Island Corporation to Philip Cheney
dated May 20, 1929 and recorded in the Office of
' the Clerk of Suffolk County, Liber 1435, Page 585, 1
to which reference is hereby made;
SUBJECT, HOWEVER, to all easements and rightsof
way established by the aforesaid deed from Fishers
Island Corporation to Philip Cheney and to each
and all the covenants, restrictions , reservations
and agreements of every name and nature either con-
tained in said deed or otherwise appearing of record,
all of which the grantee as part consideration for
this deed hereby assumes and undertakes to perform
and fulfill ;
TO HAVE AND TO HOLD the premises herein granted unto the
party of the second part , her heirs and assigns forever.
AND the party of the first part covenants as follows :
First : - That the said Helen Campbell Cheney is seized of
the said premises in fee simple, and has good right to convey
the same;
