ITHIS INDENTURE made the 27th day of July, 1956,
between CITIZENS NATIONAL BANK, formerly known as Citizens
Northern Valley National Bank, a national bank duly organ-
ized under the National Banking Act of the United States,
having its principal place of busineas at Engle Street,
Englewood, New Jersey, as Executor of the Last Will and
Testament of Frederick S. Duncan, late, of Englewood, New
Jersey, party of the first part, and WILLIAM C. RIDGWAY, JR.,
of No, 250 Hartshorne Drive, Short Hills, New Jersey,
party of the second part,
WITNESSETH, That the party of the first part,

BEGINNING at the southeasterly corner of
land owned by the United States, known as the
Fort H. G. Wright Military Reservation, Mount -
Prospect Tract, on the shore of Block Island
Sound or the Atlantic Ocean and running thence
northerly following the East boundary of the said
land of the United States to the southerly line
of East End Road (sometimes called Oriental
Avenue) and which point is the northeasterly
corner of land of the United States, thence
crossing the East End Road and following the
same course as the last to the shore of West
Harbor or Fishers Island Sound;
Said lot or parcel of land being bounded
and described as follows:
BEGINNING at a stone monument set on the
Southwesterly side of a road forty feet wide,
said monument being one hundred and seventy-six
and seven-hundredths feet South of a point which

BEING the same premises conveyed to said
Frederick S. Duncan by Fishers Island Corp., by
deed dated October 22, 1929 and recorded in the
office of the Clerk of Suffolk County, New York,
on August 1, 1933, in Liber 1727 of Deeds, page
73.
G TOGETHER with the appurtenances and also all
the estate which the decedent had at the time of
his death in said premises, and also the estate
therein which the party of the first part has or
has potter to coney or dispose of, whether indi-
vidually or by virtue of said will, or otherwise)
together also with easements and rights of way
for ingress to and egress from Bald premises as
described in said deed between Fishers Island
Corporation and said Frederick S. Duneat, dated
October 22, 1929.
