THIS INDENTURE, made in the City of New York, State of
'j New York, on June 2nd, 1955, between DONALD C. NcOAAW, as exeo-
,utor of the last will and testament of Curtis N. McGraw, late Of
ithe Borough of Princeton, County of Mercer, State of New Jersey,
the said executor reelding at 96 Hillcrest Avenue, Summit, New
Jersey, party of the first part, and ELIZABETH W. MOOR", resid-
ing at 130 Hodge Road, Borough of Princeton, County of Mercer,
_ State of New Jersey, party of the second part,
WITNESSETH, that the party of the first part, by virtue
I, of the power and authority to him given In and by the said last
will and testament, and in consideration of Thirty-Five Thousand
Five Hundred ($35,500•) Dollars, lawful money of the United Statee,
paid by the party of the second part, does hereby grant and release
unto the party of the second part, her heirs and assigns forever,
all that certain tract, piece or parcel of land, with the build-
Inge thereon erected, situate, lying and being on Fishers Island,
Town of Southold, County of Suffolk and State of New York, being
a part of that portion of Fishers Island belonging to Fishers
Island Estates, Inc., a New York corporation, (which portion is
hereinafter called the "Park") being Easterly of the following
line viz.:
Parcel No. 1:
BEGINNING at the southeasterly corner of land owned by
United States, known as Fort H. G. Wright Military Reservation,
Mount Prospect Tract, on shore of Block Island Sound or Atlantic
Ocean and running thence northerly following the East boundary
Of said land of United States to the southerly line of East End
Road (sometimes called Oriental Avenue) and which point is the
northeasterly corner of land of United States; thence crossing
East End Road and following the same course as last to shore of
West Harbor or Fishers Island Sound; said lots or parcels of land
being bounded and described as follows:
Homesite No. 1. BEGINNING at a stone monument set on the
westerly side of a road 40 feet wide, said monument being twelve
hundred and eighty-one and seventy-seven hundredths feet West of
a point which is twelve hundred and forty-eight and thirty-nine
hundredths feet North of another monument marking the U.S. Coast
and Geodetic Survey Triangulation Station 'East End 2" (which
said "East End 2" monument is located on summit of highest hill
East of East Harbor on Fishers Island, N.Y. and lies South 54'
West of Latimer Reef Light in Fishers Island Sound); and running

thence South 89 deg. 32' and 20" West two hundred and two and sixty-
five hundredths feet to a stake; thence North 64 deg. 1' and 40"
West one hundred and forty-two and eighty-six hundredths feet to a
stake thence North 37 deg, and 22' East three hundred and forty-
four and thirty-eight hundredths feet to a stake; thence North
32 deg. 31' 30" East one hundred and eighty-five and thirteen-
hundredths feet to a stake; thence South 83 deg. 4' 30" East
thirty and forty-two hundredths feet to a stake; thence South
89 deg. 6' East 40 feet to a stake; thence South 54' West four
hundred and sixty-one and twenty two hundredths feet to a stone
monument and thence South 57 deg. 59' 40" West forty-seven and
sixty-four hundredths feet to place of beginning, containing two
and fifty four hundredths acres, more or less.
Homesite No. 2. BEGINNING at a stone monument set on

feet to a stake; thence South 24 deg. 21' 30" East two hundred
and fifty-two and eiihty-three hundredths feet to a stake; thence',
South 63 deg. 31' 10' West one hundred and eighty-six and eighty
three hundredths feet to place of beginning. Containing ninety-
four hundredths of an acre, more or less.
BEING the same premises conveyed to Curtis W. McGraw
by Sherburne Prescott and Marjorie Wiggin Prescott, his wife,
by deed dated February 16th, 1948 and recorded on March 11, 1948
in the office of the Clerk of Suffolk County in Liber 2806, Page
00.
SUBJECT to
1. Covenants, restrictions and reservations in the
above mentioned deed to Curtis W. McGraw as extended by Agree-
ment recorded in Liber 2437, Cp. 468.
2. Grant of easements and rights of way recorded in
Liber 2135, CP. 433 and 449.
Parcel No. 2:
BEGINNING at the southeasterly corner of land owned
by the United States, known as the Fort H. G. Wright Military
Reservation, Mount Prospect Tract, on the shore of Block Island
Sound or the Atlantic Ocean (as said Tract was constituted prior
to the extension thereof by the acquisition of additional lands
in condemnation proceedings instituted in 1942) and running
thence northerly following the East boundary of the said tract
of land of the United States (as same was constituted prior to
such extension thereof) to the southerly line of East End Road

(sometimes called Oriental Avenue) and which point is the north-
easterly corner of said tract of land of the United States (as li
same was constituted prior to such extension thereof), thence
crossing the East End Road and following the same course as the
last to the shore of West Harbor or Fishers Island Sound;
Said lot or parcel of land being bounded and described )
as follows:
BEGINNING at a stone monument at the Southerly corner
of a 2.54 acre parcel of land, now owned by the party of the first{
part, conveyed by Sherburne Prescott and Marjorie Wiggin Prescott,'
his wife, to Curtis W. McGraw by deed dated February 16, 1948 and
recorded in the office of the Clerk of the County of Suffolk in
Liber 2806 of Deeds Page 80, said monument being one thousand two
hundred forty-six and seventy-six hundredths feet North of a 1
which is one thousand four hundred eighty-four and forty-one hum- 1
dreths feet West of anothermonument marking the U.S. Coast and
Geodetic Survey Triangulation Station East End 2" (which said Easit
End 2" monument is located on the summit of the highest hill East
of East Harbor on Fishers Island, N.Y, and lies South fifty-four
minutes West of Latimer Reef Light in Fishers Island Sound); and
thence running along the southwesterly line of said parcel of
land owned by the party of the first part North sixty-four degreeq
one minute forty seconds West one hundred forty-two and eighty-sik
hundredths feet to another stone monument; thence South forty-
three degrees six minutes no seconds West one hundred fifty-five
and thirteen hundredths feet to a point; thence North seventy-sev
degrees forty-nine minutes no seconds East two hundred forty and
eleven hundredths feet to the point of beginning; containing twent�-
four hundredths of an acre, more or less.
