THIS INDEUTURE,mad the ff dday of January, Nine-
teen hundred and fifty-three, between FISHERS ISLAND ESTATES,
111C., a New York corporation, having its principal office at
' I 14 East 52nd Street, in the City, County and State of New Yor
hereinafter called the grantor, party of the first part, and
CURTIS W. McGRAW, residing at 130 HodgeRoad, Princeton, New
Jersey, hereinafter called the grantee, party of the second
p;rt:
1IITNESSETH, that the party of the first part, in
i, consid e ation of One hundred Dollars ($100.), lawful money of
the United States, and other good and valuable consideration paid by the party of the second part, does hereby grant and
release unto the party of the second part, his heirs and as-
signs forever,
ALL that lot or parcel of land in the Town of
Southold, Suffolk County State of New York, being a
Iry' part of that portion of Fishers Island belonging to the
'I grantor (which portion is hereinafter called the "Park")
lying easterly of the following line, viz.:
BEGINi7ING at the southeasterly corner of land owned
by the United States, known as the Fort H. G. Wright
Ij Military Reservation, Mount Prospect Tract, on the shore
of Block Island Sound or the Atlantic Ocean (as said
Tract was constituted prior to the extension thereof by
the acquisition of additional lands in condemnation pro-
ceedings instituted in 1942) and running thence north-
erly following the East boundary of the said tract of
land of the United States (as same was constituted prior
to such extension thereof) to the southerly line of East
End Road (sometimes called Oriental Avenue) and which
j point is the northeasterly corner of said tract of land
of the United States (as same was constituted prior to
such extension thaeof), thence crossing the East End
Road and following the same course as the last to the
shore of West Harbor or Fishers Island Sound;
Said lot or parcel of land being bounded and de-
scribed as follows:
BEGINNING at a stone monument at the Southerly
corner of a 2.54 acre parcel of land, now owned by the
party of the second part, conveyed by Fishers Island
Corporation to Sherburne Prescott by deed dated Septem-
ber 18,1929 and recorded in the office of the Clerk of
the County of Suffolk in Liber 1459 of Deeds page 138,
said monument being one thousand two hundred forky-six
and seventy-six hundredths feet North of a point which Is one thousand four hundred eighty-four and forty-one
hundredths feet West of another monument marking the
U. S. Coast and Geodetic SurvV Triangulation Station
"East End 2" (which said "East End 2" monument is locat-
ed on the summit of the highest hill East of East Harbor
on Fishers Island, N. Y. and lies South fifty-four min-
utes West of Latimer Reef Light in Fishers Island Sound);
and thence running along the southwesterly line of said '-
parcel offand owned by the party of the second part ,
North .sixty-four degrees one minute forty seconds West
one hundred forty-two and eighty-six hundredths feet to
another store menument; thence South fprty-three dq>; -

six minutes no seconds West one hundred fifty-five and
thirteen hundredths feet to a point; thence North seventy
seven degrees forty-nine minutes no seconds East two hm-
dred forty and eleven hundredths feet to the point of be-
ginning; containing twenty-four, hundredths of an acre,
more or less.
