All that certain plot, piece or parcel of land, situate lying and being at Indian Neck near Peconic,
in the Town of Southold, County of Suffolk, City and State of New York bounded and described
as follows:
BEGINNING at a point on the easterly side of thc premises herein described which point is
situate at the southwesterly comer of lands of J. Hughes, and is the following two courses and
distances from a monument situate at the northerly side of Indian Neck Road at its intersection
with the westerly side of land of A. Knoblock, to wit:
North 05 degrees 00 minutes 10 seconds East and passing through a monument 424.34 feet to a
monument;
South 79 degrees 57 minutes 50 seconds West 103.53 feet;
Running thence from said point of beginning South 05 degrees 00 minutes 50 seconds West
31.07 feet to a point and other land of R. Cron;
Thence along said other last mentioned lands South 79 degrees 57 minutes West 100 feet to other
lands of R. Cron;
Thence along said other lands last mentioned North 02 degrees 53 minutes 50 seconds West 260
feet to the ordinary high water mark of Richard Creek;
Thence along said ordinary high water mark of Richmond Creek in an easterly direction to tie
line of which bears North 55 degrees 25 minutes 40 seconds East 171.74 feet to land of J.
Hughes;
Thence along said lands last mentioned South 05 degrees 00 minutes 50 seconds West 311 feet to
the point or place of beginning.
Together with an easement for a right of way for ingress and egress and all other purposes 30 feet
wide at the southeasterly line of the premises in an easterly and southerly direction to Indian
Neck Road.
Subject to an easement for a right of way for ingress and egress and all other purposes to and
from Indian Neck Road over the southerly 30 feet to the premises herein described.
