No. 1: Beginning at a sure atone set on the North line of Eques- trian Avenue at the Southeast corner of the tract convey- ed; thence running Westerly by and along the North line of said Avenue one hundred and nineteen and forty-five hundredths (119.45) feet to an angle in said Avenue; thence running with a deflection of 21* 2' to the left still with the North line of said Avenue one hundred and forty-one and seven tenths (141.7) feet to a mere stone set at the center of a private road leading Northerly through lands formerly of Garrett B. Linderman; thence with a deflection to the right of 74* 5' and running eighty-six and sixty-eight one hundredths (86.68) feet to an angle point; thence with a deflection to the right 20* 24' and running one hundred and thirty-eight (138) feet to an angle point; thence with a deflection of 27* 4' to the right and running fifty (50) feet to a mere stone set in the westerly line of said pri- vate road where it intersects the branch road leading Northwesterly acres. land late of G. Bartlett; thence running easterly and southerly by and along the shore of said Harbor seven hundred and thirty- six (736) feet more or less to at "T" cut in a large boulder embedded in the sand at high water line on said shore; thence running by course of compass South 16* 30' East three hundred and thirty-nine and seventy-five one hundredths (339.75) feet to the meta atone at the point of beginning, bounded gasterly on land now or formerly of George H. Bartlett. And it is mutually covenanted and agreed that the private road mentioned in the description herein shall be and retain open for the common use as pro- vided in former dead$ of record. Being the same premises which George H. Bartlett by his indenture dated the Menty- eighth day of September, A.D. 1898, and recorded in said Suffolk County Clerk's Office in Liber 473 of Deeds, page 598, granted and conveyed to Garrett B. Linderman, in fee. Lot No. 2: Beginning at a mere stone on the South beach of Little Hay Harbor, said mere stone being on the division line of the property now or formerly of George H. Bartlett and Garrett B. Lindeman and the Northeast corner of the tract conveyed, and extending a distance of one hundred and fifty-eight and 7/10 (158.7) feet South, and said line has a magnetic bear- ing North of thirty-six degrees and four minutes West to a are stone; thence deflecting to the right fifteen degrees and nine minutes and extending fifty-eight and 8/10 (58.8) feet to a more atone; said lines being bounded on the Bast by load formerly of Garrett B. Linderman; then the line makes a deflection to the right of one hundred and twenty- one degrees and thirteen minutes extending one hundred twenty-nine and 7/10 (129.7) feat to a more atone, and de- flecting to the right thirty-six degrees and thirty minutes and extending me hundred Monty and 5/10 (120.5) feet to a more stone; said point being near the foot of bluff and de- flecting to the right twenty-four degrees and fifty-seven minutes, and extending forty-five and 5/10 (45.5) feet to a more stone set on the beach. These lines on the South and Westerly being bounded by land now or formerly of George H. Bartlett. Thence the line extends along the beach about one hundred fourteen and 2/10 (114.2) feet to the point of beginning, and this northerly line is bounded by the waters of Little Hay Harbour. Being the same promises which George H. Bartlett by his indenture dated the Seventeenth day of September, A.D. 1900 and recorded in said Suffolk County Clerk's Office in Liber 499 of Deeds, Page 416 granted and conveyed to Garrett B. Lindeman, in fee. Lot No. 3: Beginning at a point on the Southwesterly side of tract formerly of Garrett B. Lindeman'• at the third angle point from Equestrian Avenue, the line extends one hundred (100) feet in a Northerly direction along the Westerly line for- merly of said Lindeman; then the line deflects to the left 15* 48' and extends a distance of fifty-five and two-tenths (55.2) feet to a mete at=e; thence the line deflects 58* 47' to the left and extends ane hundred and twenty-nine and seven-tenths (129.7) feet in a Westerly direction to a mere iatone; then the line deflects back to the right and extends ' - 2 in an Easterly direction to a drill hole in a large boulder; then the line deflects to the right 47* 35' and extends one hundred thirty and fifteen hundredths (130.15) feet to point of beginning. Said tract con- tains nvanteen and forty-nine hundredths (17.49) square rods, nor* or lass. The said three tracts being the sear premiss which Garrett B. Linderman and wife, by dead dated September 27th, A. D. 1907, recorded in the Office of the Clerk of Suffolk County in the State of New York, it Liber of Deeds 629, Page 405, granted and con- voyed unto the Lehigh Valley National Bank of Bethlehem. Bean- sylvanla; and being also the same premiees which Prank Reeder, Trustee in Bankruptcy of Garrett S. Linderman, duly adjudicated a bankrupt by the United States District Court for the Eastern District of Pennsylvania, conveyed to said Lehigh Valley National Bank, by dead dated April 19, 1909 and recorded in the Office of the Clerk of Suffolk County, N.Y. in Liber 684 of Deeds Page 432 on the 18th day of May, 1909. EXCEPTING THEREFROM THE FOLLOWING DESCRIBED PROPERTY: All that certain tract or parcel of land with the build- ings thereon standing located on Fisher, Island, in the Town of Southold, County of Suffolk, State of New York, bounded and described as follow,: Beginning at amore atone with a drill hole in the center located on the Northwesterly line of Equestrian Avenue at the division line between the herein described land and land of W. B. Allen, said marestone being 1545.88 feet North and 3409.32 feet West of U.S. Covet 4 Geodetic Triangulation Station "PROS" and running thence on a course of South 43044' 20" West 119.45 feet along the North- westerly line of said Avenue to another merestone; thence running North 25026' 40" West 442.7 feet; thence North 43044' 20" East 44.5 feet to the shore of Hay Harbor, the last two linea abutting Southwes terly and Northwesterly on the remaining land of the Estate of said Zimbalist; thence Southeasterly along the shore of said Harbor 98.3 feet to land of said Allen; thence South 27012' 40' E. 339.75 feet to the place of beginning abutting Northeasterly on said Allen Land, containing one acre of land. Bearings in the above description refer to true North, which premises were heretofore conveyed by the sellers, as trustees aforesaid to Asa P. Phillipe and Beatrice M. Phillipa by deed dated September ll, 1945, and recorded in the office of the Clerk of Suffolk County on September 22, 1945, in Liber 2486 of Deeds, Page 396. The premises herein described being a portion of the same premises described in a certain deed made by Lehigh valley National Bank to Alme Gluck Zumbaliac, dated February 25, 1918 and recorded in the Lend Records of Clerk of the County of Suffolk on March 2, 1918, in Liber 962 of Deeds, Page 306.
