1953, between HAY HARBOR REALTY, INC., a New York corpora-
tion, having a place of business at 14 East 52nd Street,
New York, New York, party of the first part, and
HAY HARBOR CLUB, INC., a New York corporation, having a

place of business at Fishers Island (no street number or
other address) , New York, party of the second part,
WITNESSETH, that the party of the first part,
in consideration of One Hundred ($100.00) Dollars, law-
ful money of the United States, and other good and valuable
consideration paid by the party of the second part, does
hereby grant and release unto the party of the second part,
its successors and assigns forever.
ALL those tracts, pieces or parcels of land with the build-
ings and improvements thereon, situate, lying and being at
Fishers Island, in the Town of Southold, County of Suffolk
and State of New York, more particularly bounded and
described as follows: h
TRACT A, being the so-called Hay Harbor Club, with
two vacant fields on either side of said Club, said Tract
A being more particularly described in two parcels as
follows:
PARCEL ;%1: BEGINNING at a merestone on the westerly
line of Fox Avenue, said point being located 3767.64 feet
north and 3182.63 feet west of U. S. Coast & Geodetic
Triangulation Station "Pros" and from said point running on
a courseof south 81 degrees 25 minutes 10 seconds west
_ 355.45 feet; t'nence continuing on the same course an addi-
tional distance of 12.00 feet, these two lines bounding
northerly on land now or formerly of the Estate of Kate F.
Stone; thence running south 10 degrees 0 minutes 20 seconds
east 57.09 feet; thence south 8 degrees 12 minutes 30
seconds west 181.55 feet, these two lines bounding westerly
on Hay Harbor; thence on a course of north 81 degrees
25 minutes 10 seconds east 42.0 feet; thence on a course of
north 81 degrees 25 minutes 10 seconds east 299.85 feet;

Geodetic Triangulation Station "PROS" and from said point
running on a course of south 26 degrees 30 minutes 10 second
west 141.60 feet; thence running south 81 degrees 25 minutes
10 seconds west 2J9.85 feet; thence south. 81 degrees 25
minutes 10 seconds west 42.0 feet, the last three lines
bounding nort:;westerly and northerly on Parcel #1 above
described; thence south 7 degrees 42 minutes 10 seconds

line of 'lesthulie Avenue at the southwesterly corner of
land of lenry W. and Edmonia T.B. Hobson, said point being
1144.01 feet nort'n of a point which is 2339.90 feet west
of another monument marking the U. S. Coast & Geodetic
Survey 'triangulation Station "PROS"; thence south 24 degrees
42 minutes 20 seconds east 109.96 feet to a brass pin 1n a
concrete gutter; thence south 25 degrees 36 minutes 50
seconds east )65.12 feet to a stone monument, these last
two lines abutting southwesterly on Heathulie Avenue;
t,ence south 35 degrees 45 minutes 10 seconds east 226.28
feet to a concrete bound; tnence south 39 degrees 41 minutes
40 seconds east 64.3(', feet to a concrete bound; thence south
77 degrees 33 minutes 0 seconds west 386.0 feet; thence
south 12 degrees 22 minutes 0 seconds east 62 feet to the
shore of Block Island Sound, these last four lines abutting
southwesterly and northwesterly on the Main Reservation of
the United States of America; thence following the meanders
of said Sound north 76 degrees 31 minutes 10 seconds east
263.5 feet; thence south 54 degrees 48 minutes 40 seconds
east 289.5 feet; thence south 85 degrees 46 minutes 40
seconds east 252.5 feet; thence north 72 degrees 40 minutes
50 seconds east 485.5 feet to the southwesterly corner of
Mount Prospect Reservation of the United States of America;
thence north 3 degrees 54 minutes 10 seconds west 589 feet
to a concrete bound; thence north 43 degrees 49 minutes 30
seconds east 298.90 feet to a coner-.e bound on the south-
westerly line of Oriental Avenue, these last two lines
abutting easterly and southeasterly on said Mount Prospect

' Reservation; thence north 46 degrees 02 minutes 55 seconds
west 988.07 feet to a stone monument at the easterly corner
of land of E. R. Terriberry, this last line abutting north-
easterly on Oriental Avenue; thence south 47 degrees 12
minutes 15 seconds west 497.41 feet to a stone monument
abutting northwesterly on land of said Terrlberry and land
of R. H. White; thence north 49 degrees 45 minutes 40
seconds west 104.18 feet to a stone monument abutting north-
easterly on said white; thence north 21 degrees 24 minutes
15 seconds west 292.73 feet to a stone monument on the
southeasterly line of Ettrick Street abutting northeasterly
on land of L. M. Henderson; thence south 49 degrees 44
minutes 30 seconds west 188.68 feet to a stone monument at
the northeasterly corner of land of Hobson; thence south 5
degrees 18 minutes 15 seconds west 120 feet to a stone monu-
ment; thence north 74 degrees 33 minutes 18 seconds west
251.73 feet to the northeasterly line of Heathulle Avenue
and the point of beginning, these last two lines abutting
westerly and northeasterly on land of said Hobson.
SUBJECT to a right of way 50 feet wide in favor of the
United States of America for a roadway extending across
Tract B above described from the Main Reservation, U.S.A.,
to the Mount Prospect Reservation, U.S.A., the center line
of said right of way being described as follows:
BEGINNING at a point on the northeasterly line of the
Main Reservation, said point being north 39 degrees 45
minutes 10 seconds west a distance of 65.62 feet from a
concrete merestone, said monument being 0.12 feet south of
a point which is 1732.04 feet west of another monument
marking the U. S. Coast & Geodetic Survey Triangulation
Station "PROS"; thence north 57 degrees 20 minutes east
557 feet, more or leas, thence north 82 degrees 36 minutes
east 420 feet to a point on the westerly line of !fount
Prospect Reservation, this last point being south 3 degrees
54 minutes 10 seconds east a distance of 10 feet from a -
concrete monument at an angle in the westerly side of said
Reservation.
TOGETHER with all the right, title and interest, it
any, of the party of the first of, in and to any streets
and roads abutting the above described presises to the
center lines thereof.
TOGETHER with the appurtenances and all the ootata and "
