All that tract, piece or parcel of land, situate in the Town of
Southold, County of Suffolk, and State of ids, York, at Fishers Island,
more specifically bounded and described as follows:
TRACT WO. li -- Commencing at the Northwesterly corner of Lot 6o. 6
and on the Easterly line of property of Fishers Island Farces, Inc.
the line runs in an Easterly direction one hundred and 00/100 (loo

erly direction a distance of seventy-five and 00/100 (75) feet to the
point of beginning, also,
TRACT 110. 3: -- Commencing at the Northeasterly corner of lard of said
Cornelius Duncan, the line runs in a Southerly direction a distance of
seventy-five-and 000/100 (75) feet, more or less; tLen the line turns
`o the right and extends in a Westerly airection three and one-half
M) feet to the Southeasterly corner of the lot of sa3.d Cornelius
Duncan; then the line turns to the right and extends along, the Ee.ster-
ly fine of said land of Cornelius Duncan a distance of seventy-five

It is also understood and agreed between the parties hereto that this
conveyance also carries with it the use of a perpetual right of way
from above described lot or parcel of land over the land of Edward P.
Changan in a Southerly direction and connectinG with a right of way to
Crescent avenue thru and over Lot. No. 1, said right of xray having
been reserved when said Lot No. 1 vias sold to Henry zabohonstcf by said
Edward P. Chapman.
Dein., and intended to be the same promises transferred by Edward P.
Chapman, and Lizzie E. Chapman, his wife, by deed dated the 21st dat o
Jul,,, 1927, to Cornelius Duncan and.recorded in Suffolk County Clerk's
Office in Liber 1288 of deeds, at page 128 to 130.

The intent of this deed is to convey a strip of land twelve (12)
feet wide, running from Avenue B, and hounded on the i,orth by Avenue
S 'Nest by Fishers Island Farms, Inc. , South by Cornelius Duncan and
Ella Duncan and East by Edward P. Chapman. Said land is part of
property sold by Lester E. Ualker of Norwich, Connecticut, to Edward
P. Chapman, of Fishers island, ffiew York, and conveyed b deed dated
Sentember 21, 1925, and recorded at office of Clerk of Suffolk County ,
State of New 'fork, in Liber 1149 of deeds, page 143, on the 24th day
of September, 1925.
Being the same premises conveyed to John Santos by deed dated Decem-
ber 16, 1952 and recorded at the Office of Clerk of Suffolk County, i
State of Nese York; in Liber 3708 of deeds, page 122, on the 14th
day of June, 1954.
