TILFOHD, ■ widow, ■ resident of the City of Sarasotas in.Sar cots County, Florida, street addresst 710 Indian Beach , a Sarasotaresident oflorida, party Winchester, off the first Indepnd Independent and MARTHA F. oS of Wlnohester, State ENof Virginia, street address: 131 Academy Lane, Wihohester, Virginia, party of the second partt WITNESSETH that the party of the first parts in consideration of one Hundred Dollars ($100.00) lawful money of the United States, and other good and valuable considerations paid by the party of the second part, does hereby grant and release unto the party of the second part, her heirs and assigns forever. ALL that lot or parcel of land, with the buildings and in- orovements thereon, in the Town of Southold, Suffolk Countys State of New York, being a part of that portion of Fishers Island belonging to the first party, bounded and described an follows: Beginning at a drill hole in a large bowlder about two hundred and sixty (260.) feet from the easterly end of Middle Farm Pond. From this point the line runs 3.72 - 301 E. a dist nes of two hundred seventy five and eight tenths (275.8) feet to a mare stone: thence the line runs S 12 - 7' W. a distance of three hundred fifteen (315.0) feet to a more stone, and said line produced about ten feet to the Duck Pond, so called: Thence the line follows the edge of the pond In a westerly direction a distance of four hundred thirty five (435.) feet more or lees, to a line produced from a mere atone about ten (10.0) feet from the edge of the pond running N.6 - 151 E. and from this mere stone the line continues on this course sixty (604 feet to another mere stone: thence the line runs 11 5 - 301 E. a distance of three hundred fifteen and five tennis (315.5) feet to the point of beginning. Said traot contains three acres and ten sq. rods more or less. A right of way to said premises Is hereby granted for motor vehicles teems, the erection of poles for stringing wires, and persona on foot to nese and repass. The westerly side of said right of way begins at a more atone on the southerly side of last End road, which marks the north east corner of Alfred L. Ferguson's property: thence the westerly line runs S.9-61 E. a distance of 1060 feet more or lees to the above described prem- ises. This right of way is 30 feet wide throughout its full length. The above described property being the same as that con- veyed to the first party by Walton Ferguson and Julia L. Ferguson, his wife, by deed recorded in Liber 967 of dseda, page 196 in the Office of the County Clerk of Suffolk County, New York. ALSO: All those lots or parcels of land, with the buildings and 1m- orovements thoroon, in the down of Southold, Suffolk County, State oN Naw York, being a part of that portion of Fishers island belonging to the :'first party (which portion is herein- after called the -Park") lying, Easterly of the following line,vis.: B:?(III.' Wri_;ht Military Reserva- tion, i:oant Frosoect Tract, on the shore of Block Island Sound or the Atlantic Oc+an and running thence northerly following the 3ast boundary of the said land of the United States to the south- rrly line of 1,,st L;nd head (somoti.,es called Oriental Avenue) t 1RFa:jhO i PAGE 2! and which point is the northeasterly corner of land of the United States, thence crossing the East End Road and following the same course as the last to the shore of West Harbor or Fishers Island Sound; Said lots or parcels of land being bounded and described as follows: First lot or parcel: BEGINNING at a stone monument set on the Southerly side of a road forty feet wide, said monument being thirteen hundred and twenty-five and twelve-tandredthe feet South of a point which is nineteen hundred and seventy-one and eighteen-hundredths feet ',West of another monument marking the U.S. Coast and Geodetic Survey Triangulation Station "Chocomount 2" (whioh said "Choconount 2" monument Is located on the summit of the hlzhest hill on Fishers Island, N. Y. about two and one-quarter miles West of the Eastern and of Fishers Island and lies South seventy-nine degrees twenty-nine minutes and forty-six seconds !:eat of North Dumpling Light in FishersIsland Sound); and running thence South four degrees forty-three minutes and forty seconds West two hundred and thirty-five and twenty-eight hun- dreths feet to a stake; thence South six degrees forty minutes and forty seconds lest four hundred andninety-eight and three- hundredths feet to the shore of Treasure Pond; thence, with the meanders of said pond, North sixty-four degrees forty-seven minutes and twenty seconds West eighty-three and thirty-two hundredths feet and North seventy-three degrees eight minutes and fifty seconds West eighty-eight and sixty-nine hundredths feet to a stake; thence North eight minutes and twenty see Dnds East three hundred and twenty-three and sixty-six hundredths feet to a stake; thence North eighty-four degrees thirty-three minutes and thirty seconds West two hundred and seventy-six and nine hundredths feet to a stake; thence South thirty-three degrees twenty-six minutes and thirty seconds Went three hundred and fifteen and fifty-hundredths feet to a stake; thence North twenty-eight degrees three minutes and thirty seconds East three hundred and forty-two hundredths feet to a stake; thence North nine degrees and four minutes East two hundred and thirty and seventy-hundredths feet to a stake; thence North one degree twelve minutes and twenty seconds West one hundred and thirty- eight and eighty-seven hundredths feet to a stake marking a point of curve to the right whose radius is forty-four and seventy- one hundredths feet and the direction of whose radius at that point is North eighty-eight degrees forty-seven minutes and forty seconds East; thence Northwardly (following the are of said curve) fifty-two and eight-four hundredths feet to a stake; thence North sixty-six degrees thirty minutes and forty seconds Last thirty-five and thirty-two hundredths feet to a stake set on the Southerly aide of said read; thence Eastwardly along the Southerly side of said road (following the era of s curve to the left whose radius is four hundred and sixty-six hundredths feet and the direction of whose radius at that point is North thirty- eight degrees eighteen minutes and fifty-six seconds East) two hundred and thirty-one and fifty-seven hundredths feet to a stake; and thence, still along the Southerly aide of said road, South eighty-Tour degrees and forty-eight minutes East two hundred and forty end thirty-nine hundredths feet to the place of beginning; containing five and ninety-four hundredths acres, more or leas. The above described property being the same as that con- veyed to the first party and her husband, Janes Dean Tilford, by Fishers Island Corporation by deed recorded in Liber 1326, page 2U6 in the Office of the County Clerk of Suffolk County, Now York, and Second lot or parcel: BEGINNING at a stone monument set twenty-six hundred and fifty- six and sixty-seven hundredths feet west of a point which Is nineteen hundred and nix and forty-five hundredths feet south of another monument marking the D.S. Coast and Geodetic Survey Triangulation Station "Chocomount 2"(whloh said "Chocomount 2" monument is located on the summit of the highest hill on Fishers Island, N.Y. about two and one-quarter miles west of the eastern end of Fishers Island and lies south seventy-nine degrees twenty-nine minutes and forty-six seconds east of North Dumpling Light in Fishers Island Sound); and running thence north forty- three degrees fifty-three minutes and fifty seconds west one hundred and seventy-one and twenty-six hundredths feet to a stake, thence north twenty-three degrees fifty-two minutes and fifty second east twenty-five and eleven-hundredths feet to a stake marking a point of curve to the right whose radius is sixty-four and ninety-aix hundredths feet and the direotiion of whose radius at that point Is south sixty-six degrees seven minutes and ten seconds east; thence northeastwardly (following the are of said curve), nineteen and fifty-dine hundredths feet to a stake; thence north forty-one degrees nine minutes and twenty-five seconds east fifty-six and fifty-hundredths feet to a stake narking a Point of curve to the loft whose radius is Dur hundred and twenty-eight and fifty-four hundredths feet and the direction of whop radius at that point is north forty-eight degrees fifty minutes and thirty-five seconds west; thence nortbeestwardly (and following the aro of said curve), twenty-four and fifty-one hundredths feet to a stake; thence south seventy-seven degrees fifty-one minutes and thirty seconds east one hundred and fifty- one and twenty-eight hundredths feet to a stake; and thence south twenty-eight degrees three minutes and thirty seooniweet two hundred and eighteen and seven-hundredths feet to the place of beginning; containing sixty-two hundredths of an acre, more or less.
