D„ 1957, between JACQUELINE HURST BOYCE, a widow, residing at Mountain Lake, Lake Wales, Polk County, Florida, party of the first part, and VAN HORN a ELY, JR. and ELIZABETH GEIST ELY, his wife, as tenants by the entirety, 0. residing at Wayne, Delaware County, Pennsylvania, parties of the second V U V V A G part: WITNESSETH, That the party of the first part, in consideration of ONE HUNDRED ($100.00) DOLLARS, lawful money of the United States, and other good and valuable consideration, paid by the parties of the second part, does hereby grant and release unto the parties of the second part,their heirs and assigns forever: PARCEL 1: ALL that lot e�or�parcel of land situate in the Town of Southold, Suffolk County, State oBaM�llnosk, being a part of that por- tion of Fishers Island (which portion ts�herec&fter called the "Park") lying easterly of the following line, viz: BEGINNING at the southeasterly corner of land owned by the United States, known as the Fort H.G.Wright Military Reservation, Mount Prospect Tract, on the shore of Block Island Sound or the Atlantic Ocean and running thence northerly following the east boundary of the said land of the United States to the southerly line of East End Road (sometimes called Oriental Avenue) and which point is the northeasterly corner of land of the United States; thence crossing the East End Road and follow- ing the same course as the Last to the shore of West Harbor or Fishers Island Sound; lows: Said lot or parcel of land being bounded and described as fol- BEGINNING at a stone monument set on the northwesterly side of a road forty feet wide, said monument being twenty-three hundred and seventy-seven and ninety-hundredths feet east of a point which is six hun- dred and ninety-seven and fifty-three hundredths feet north of another monument marking the U. S' Coast and Geodetic Survey Triangulation Station "Chocomount 2" (which said "Chocomount 2" monument is located on the summit of the highest hill on Fishers Island, N.Y., about two and one-quarter mites west of the eastern end of Fishers Island and lies south seventy-nine degrees twenty-nine minutes and forty-six seconds east of North Dumpling Light in Fishers Island Sound); and running thence north twenty-four degrees and forty-five minutes west two hundred and twelve and seventy-six hundredths feet to a stake; thence north fifty-four de- grees eleven minutes and thirty seconds east ninety-six feet to a stake; thence north fifty-one degrees forty minutes and thirty seconds east one - _ hundred and fifty-seven and fifty-five hundredths feet to a stone monument set on the southwesterly side of another road forty feet wide; thence :+outh- a eastwardly along the southwesterly side of said road (and following the arc of a curve to the left whose radius is three hundred and eighty and thirteen- hundredths feet and the direction of whose radius at that point is north fifty i degrees forty-five minutes and thirty-six seconds east), thirty-four and y one-hundredth feet to a stake; thence, still along the southwesterly side mvrnn nwr:cv °f said road, south forty-five degrees and twenty-two minutes east sevcn- "4311 ,A'S 417 teen and sixty-two hundredths feet to a stake marking a point of curve to the right whose radius is one hundred and ninety-Pour and thirty-seven hun- dredths feet and the direction of whose radius at that point is south forty- four degrees and thirty-eight minutes west; thence southwaidly, along the westerly side of said road (and following the arc of said curve) one hundred and sixty-nine and sixty-eight hundredths feet to a stake marking a point of curve to the right whose radius is seventy-three and forty-hundredths feet and the direction of whose radius at that point is north eighty-five degrees and twenty-one minutes west; thence southwestwardly, still along the west- erly side of said road (and following the arc of said (urve), eighty-seven and ufnety-four hundredths feet to a stake set at the intersection of said road with the northwesterly side of the road first above mentioned; thence southwestwardly, along the northwesterly side of said road (and following the arc of a curve to the left whose radius is three hundred 'and twenty- four and thirty-seven hundredths feet and the direction of whose radius at that point is south sixteen degrees forty-two minutes and twenty seconds east) one hundred and nineteen and sixty-five hundredths feet to a stake; and thence, still along the northwesterly side of said road, south fifty-two degrees nine minutes and forty seconds west sixty feet to the place of be- ginning; containing one and thirty-five hundredths acres, more or less. Tieing the same property which by Deed dated Februery 14, 1949, recorded in the Suffolk County Clerk's Office in Liber 2526 of Con- veyances, Page 142, was granted and conveyed by Louis De It. Moore and Allison Pierre Moore, his wife, to C. Prevost L'oyce and Jacqueline Thirst Boyce, his wife. Prevost Boyce and Jacqueline Hurst Boyce, his wife.
