THIS INDENTURE, made the 28th day of October
nineteen hundred and fifty-three between MARIEEL C. HUMPSTONE

residing at 157 East 72nd Street, New York City, New York and
BARBARA C. WATKINS, residing at 106 East 85th Street, New {
York (City, New York, the parties of the first part, and
PIERRE S. duPONT 3rd, residing at Rockland (no street number)
Delaware, the party of the second part,
WITNESSETH, that the parties of the first part, in
consideration of One Hundred {
(§100.00) Dollars, lawful money
of the United States, and other good and valuable considera-
tion, paid by the party of the second part, do hereby grant
and release unto the party of the second part, his heirs,
executors, administrators and assigns forever.
ALL that lot or parcel of land, with the build-
ings and improvements thereon, in the Town of
Southold, Suffolk County, State of New York, being
a part of that portion of Fishers Island now or
formerly belonging to Fishers Island Corporation
(which portion is hereinafter called the "Park")
lying Easterly of the following line, viz.:

BEGINNING at the southeasterly corner of land ! :
owned by the United States, known as the Fort H. G. S
Wright Military Reservation, Mount Prospect Tract,
on the shore of Block Island Sound or the Atlantic j
Ocean and running thence northerly following the
East boundary of the said land of the United States .
to the southerly line of East End Road (sometimes
called Oriental Avenue) and which point in the
northeasterly corner of land of the United States, t
thence crossing the East End Road and following '
the same course as the last to the shore of West
Harbor or Fishers Island Sound;
Said lot or parcel of land being bounded and
described as follows:
BEGINNING at a atone monument set on the
Easterly side of a road forty feet wide, said
monument being twenty-five hundred and twenty-
eight and thirty-four hundredths feet East of a
point which is ten hundred and sixty-one and
eighty-five hundredths feet North of another monu-
ment marking the U.S. Coast and Geodetic Survey
Triangulation Station "Ch000mount 2" (which said -
"Chocomount 2" monument is located on the summit

of the hi-"st hill on Fishers Island, N.Y. about
two and one-quarter miles West of the Eastern end
of Fishers Island <:nd lies douth seventy-nine
degrees twenty-nine minutes and forty-six seconds
'est of I'.ortii Dumpling Light in Fishers Island
Sound); and running thence North forty-eight degrees
ten minutes and thirty seconds East one hundred and
fifty-three and seven-hundredths feet to a stake;
thence North four degrees sixteen minutes and
thirty seconds East three hundred and forty-nine
and seventy-two hundrodths feet to a stake; thence
North forty-seven degrees thirty minutes and ten
seconds East forty-nine and seventy-one hundredths
feet to the shore of Fishers Island Sound; thence,
with the meanders of said Sound, South fifty-one
degrees thirty-two minutes and fifty seconds East
forty-three and forty-two hundredths feet, South
twenty-nine degrees thirty-three minutes and ten
seconds East one hundred and eleven and fifty-one
hundredths feet, south sixty degrees thirty-seven
minutes and forty seconds East two hundred and
twenty-eight and thirty-six hundredths feet, South
seventy-seven degrees nine minutes and fifty
seconds East eighty-one and two-hundredths feet,
North fifty-seven degrees five minutes and forty
seconds East eighty and ninety-nine hundredths
feet and South ten degrees twenty-nine minutes and
thirty seconds East sixty-two and fifty-six
hundredths feet to a stake; thence South sixty-
one degrees and eight minutes West two hundred
and forty-eight and sixty-six hundredths feet to
a stake; thence South thirty-five degrees thirty-
seven minutes and thirty seconds West one hundred
and forty-eight and twenty-two hundredths feet to
a stake; thence North eighty-six degrees forty-
nine minutes and thirty seconds West one hundred
and eighty-five and eighty-two hundredths feet to
a stake; thence South forty-two degrees twenty-
nine minutes and twenty seconds West ninety-four
and fourteen-hundredths feet to a stake set on the
Easterly side of said road; thence Northwestwardly
along the Easterly aide of said road (following the
arc of a curve to the left whose radius is two
hundred and thirty-four and thirty-seven hundredths
feet and the direction of whose radius at that point
is South sixty-three degrees two minutes and fifty
seconds West) seventy-five and thirty-two hundredths '
feet to a stake; thence, still along the Easterly
side of said road, North forty-five degrees and
twenty-two minutes Nest seventeen and sixty-two
hundredths feet to a stake marking a point of Curve
to the right whose radius is three hundred and forty
and thirteen-hundredths feet and the direction of
whose radius at that point is North forty-four
degrees and thirty-eight minutes East; and thence
Northweetwardly still along the Easterly side of
said road (and following the are of said curve) ,
nineteen feet to the place of Deglnningl containing
three and twenty-six hundredths acres, *ore or less,
The parties of the first part grant and eonvey to the
