twenty-six seconds East of North Dumpling Light in
Fishers Island Sound); thence running North twenty de-

Northeasterly along the northwesterly side of said pri-
vate roadway following the arc of a curve to the right
(whose radius is six hundred one and forty hundredths
feet and the direction of whose radius at that point
is South seventy-nine degrees nineteen minutes forty
seconds East) a distance of sixty-seven and seventy-
four hundredths feet; thence still along the North-
westerly line of said roadway last mentioned North
seventeen degrees six minutes forty seconds East two
hundred eighty-seven and twenty-five hundredths feet;
and thence South fifty-eight degrees �ptas West

point of beginning, containing one and one hundredth
acres, more or less.
TOGETHER with an easement to the grantee, his heirs
and assigns, for ingress to and egress from the premises
hereby conveyed over and along such private roads as now or
may hereafter exist connecting the premises hereby conveyed
with the public highway; provided, however, that the grantor ;
hereby reserves the right to change the location, route or
grade of said roads from time to time, provided that such
change shall not prevent adequate access to the premises
hereby conveyed.
RESERVING to the grantor, its successors and asst
from the grant of the premises hereby conveyed, an easement
and right of way within a strip of land five feet wide along
the first, second, ninth, tenth, eleventh, twelfth, thir-
teenth and fourteenth courses of the boundaries of Homesite
#1, above described, and all of the courses of the boundaries
% of Homesite #2, above described, for the erection thereon of
poles to support wires for the transmission of electricity
for light, heat, telephone and other purposes, and for the
i� construction, operation and maintenance of pipe lines or
conduits under the surface of said reservation for any law-
ful purpose whatsoever, but the grantor shall hve the right
to release the premises hereby conveyed from these particular
easements and rights of way, provided,however, that whenever
the surface of the ground shall be disturbed by the grantor,
