point which is 863.89 feet west of another monument marking the
U. S. Coast and Geodetic Survey Triangulation Station "PROS",

of Avenue B; running thence South 780 031 1011 East, along the
southerly line or side of Avenue B, 55.47 feet, more or less, to
the westerly line or side of Cresent Avenue; and; runn'ng thence
