All that lot or parcel of land with the buildings and improvements
thereon, in the Town of Southold on Fishers Island in the County
of Suffolk in the State of New York and bounded northerly 145 feet
{ by an avenue called Avenue B; easterly 275 5/10 feet by land of
E. W. and W. Ferguson; southerly 148 feet by Crescent Avenues
sometimes called Avenue Cs and westerly 320 feet by land of Frank
Y W. Brooks# the same containing about one acre of land.
BRING the same premises conveyed to the party of the first part by
Thomas J. Wattles by deed dated August 25, 1920, and recorded in
the office of the Clark of the Canty of Suffolk on September 4s
i 1920 in Liber 1002 of Deeds, page 361.
THE aforesaid premises are conveyed subject to the following=
