ITCLAIM DEED
THIS INDENTURE sada this -J 71& day of ,
1956, between
WARREN L. MAYNARD, JR., of Fishers Island, New York,
Party of the first part, and
ALLEN C. COOK and ANNIE COOK, husband and wife, both of
Providence, Rhode Island, parties of the second part.
WHEREAS in 1950 Edith R. Evans, sometimes known as
Edith Evans Yanick, being the owner of that tract or parcel of
land known as Lot #52 on a "Plan of Peninsula at Fishers Island,
owned by CHARLES W. HEDGE and FRANCES G. THORP, made by
CHANDLER & PALMER, Engra., Norwich, Connecticut," #223 in Suffolk
County Clerk's Office, Riverhead, New York, March 11th, 1913,
molt to the parties of the second part the house located on the
southerly portion of said tract or parcel of land and the land on
which said house in situated, together with a right of way across
the northerly portion thereof from the road shown on said Plan as
"Barway" to said southerly portion thereof; and
WHEREAS by quitclaim deed dated October 13, 1954, re-
corded October 25, 1954, in Book 3779 at page 141 in said Suffolk
County Clerk's Office, said Edith R. Evans, then known as Edith
Evans Yanick, intending to convey the remainder of said Lot #52,
conveyed to the party of the first part all of said Lot #52,
thereby mistakenly including the portion already sold to the
parties of the second part as aforesaid; and
WHEREAS by quitclaim deed dated November 3, 1955, re-
corded November 22, 1955, said Edith R. livens conveyed to the
parties of the second part all of said Lot 452, thus mistakenly

conveyed to the party of the first part as aforesaid;
NOW, THEREtORE, THIS INDENTUI , WI'SNESSETH: That the \
I, Party of the first part, in consideration of Two Dollars ( $2,00),
lawful money of the United States, paid by the Parties of the
second part, does hereby remise, release, and quitclaim unto the
parties of the second part, their heirs and assigns forever, as
point tenants and not as tenants in common, the following
described premises:
That portion of a certain tract or parcel of land,
together with the building and improvements thereon, situate
at Southold Township, Fishers Island, County of Suffolk and
State of New York, known as Lot #$2 on a "Plan of Peninsula
at Fishers Island, owned by CHARLES W. HeWF and =RANCSS G.
THORPmade by CHANDLER & PALM'SR, Engre., Norwich, Connecticut,"
#223n County Clerk's Office, Riverhead, New York, March 11th,
1913,ibounded and described as follows: South by Inner Bay
Harbor; west by the westerly line of said Lot #52; north by a
line six feet from and parallel to the northerly edge of the
foundation of the house on the lot hereby conveyed; and east
by a line six feet from and parallel to the easterly edge of
the foundation of said house.
Being substantially the aeme premises that were sold to
the parties of the second Part in 19$0 by the grantor of the
Party of the first part, Edith R. Evans, Sometimes known as
Edith Evens Yanick.
