THIS INDENTURE made this =2!0day of May, 1956,
between WILLIAM H. VANDERBILT, residing at (no street
y amber), Englewood, Florida, party of the first part, and
WALKER G. BUCKNER and HELEN W. BUCKNER, his wife, residing
at 90 Rockledge Road, Bronxvllle, Westchester County,
New York, parties of the second part,
W I T N E S S E T H
That the party of the first part, in consideration
of the sum of Ten Dollars ($10.00), lawful money of the
United States, and other good and valuable consideration
paid by the parties of the second part, does hereby grant
and release unto the parties of the second part as tenants
by the entirety, their heirs and assigns forever:
ALL those lots or parcels of land, with the
buildings and improvements thereon, in the Town of Southold,
Suffolk County, State of New York, being a part of that
portion of Fishers Island which portion is hereinafter
called the "Park" lying Easterly of the following line,
viz.:
BEGINNING at the southeasterly corner of land
wned by the United States, known as the Fort H. G. Wright
Military Reservation, Mount Prospect Tract, on the shore
f Block Island Sound or the Atlantic Ocean and running
hence northerly following the East boundary of the said
and of the United States. to the southerly line of Fast

point is the northeasterly corner of land of the United

the same course as the last to the shore of West Harbor

which is seven hundred and twenty-one and forty-two

Eastern End of Fishers Island and lies South seventy-nine
degrees twenty-nine minutes and forty-six seconds East of
North Dumpling Light in Fishers Island Sound); and run-
ning thence north forty-four degrees thirty-seven minutes
and thirty seconds east ninety-two and eighty-five
hundredths feet to a stake marking a point of curve to
the left whose radius_ is eight hundred and eighty-six and
thirty-three hundredths feet and the direction of whose
radius at that point is north forty-three degrees fifty-
eight minutes_ and forty seconds west; thence northeast-
wardly (following the arc of said curve) seventy-eight and
thirty-one hundredths feet to a stone monument; thence
north forty degrees_ fifty-seven minutes and thirty-five
seconds east sixty-three and sixty-eight hundredths feet
to a driii hole in a rock there situate; thence northeast-
wardly (following the are of a curve to the righ' whose
radius is one hundred and thirty-eight and forty-seven
hundredths feet and the direction of whose radius at that

to the right whose radius is seventy-five and ninety-

inlet off Elock Island Sound; thence, with the meanders
of said Cove, south eighty-eight degrees twenty-five _

twenty seconds west eighty-five and twelve hundredths
feet, south fifty-six degrees four minutes and thirty

marking a point of curve to the left whose radius is
ninety-six and seventy-three hundredths feet and the
direction of whose radius at that point is north forty-

thence northwardly (following the are of said curve) one
hundred and thirty-five and thirty-one hundredths feet to
a stake; thence north thirty-four degrees six minutes and
forty seconds west eleven and forty-four hundredths feet
to a stake marking a point of curve to the right whose
radius is thirty-one and fifty-five hundredths feet and
the direction of whose radius at that point Is north
fifty-five degrees fifty-three minutes and twenty seconds
east; and thence northwestwardly (following the are of
said curve) twelve and sixty-four hundredths feet to the
place of beginning; containing five and twenty-three

and twenty-one and forty two hundredths feet South of a
point which is twenty-one hundred and ten and twelve-
hundredths feet East of another monument marking the
U.S. Coast and Geodetic Survey TriangulationStation
sChocomount 2e (which said sChocomount 2s monument is
located on the summit of the highest hill on Fishers
Island N. Y. about two and one-quarter miles Vest of the
Eastern end of Fishers Island and lies South seventy-nine
degrees twenty-nine minutes and forty-six seconds East of
North Dumpling Light in Fishers Island Sound); and running
thence Southeastwardly (following the are of a curve to
the left whose radius is thirty-one and fifty-five
hundredths feet and the direction of whose radius at that

forty seconds East) twelve and sixty-four hundredths feet
to a stake; thence South thirty-four degrees six minutes
and forty seconds East eleven and forty-four hundredths

forty-seconds West; thence Eastwardly, still along the
