THIS INDENTURE, made the 20th day of February, 1
1953, between HAY HARBOR REALTY, INC., a corporation
organized under the laws of the State of New York, having an
office at 14 East 52nd Street, New York 22, N. Y., party of
the first part, and DONALD L. CLEVELAND and CAROLINE C.
CLEVELAND, his wife, residing at Wooddale Road Greenwich,
Connecticut, parties of the second part.
WITNESSETH, that the party of the first part, In
consideration of the sum of ONE HUNDRED and 00/100 ($100.00)
DOLLARS, lawful money of the United States, and other valuabl
consideration paid by the parties of the second part, does
hereby grant and release unto the parties of the second part,
their heirs and assigns forever,
ALL that tract, piece or parcel of land with _
the building and improvements thereon, situate,
lying and being at Fishers Island in the Town of
Southold, County of Suffolk, State of New York, more
particularly bounded and described as follows:
BEGINNING at a point on the Southerly side of a
private road which point is 3484.34 feet North of
another point which is 2481.27 feet West of a monu-
ment marking the U. S. Coast & Geodetic Survey
Triangulation Station "PROS"; running thence South
120 02' West 181.59 feet to the Northerly side of
another private road and running thence North 770
53' 30" West 53 feet along the Northerly side of
said last mentioned road and still along the Northerly
side of last mentioned road North 610 19' West 4).50
feet; running thence North 330 57' 45" East 54.26 feet;
and running thence North 360 29' 55" East 131.02 feet
to the Southerly side of the first mentioned private
road; and running thence along the Southerly side of
said first mentioned private road South 730 0' 50"
East 26 feet to the point or place of beginning.
SUBJECT to an easement or right of way in common
with the owners of land to the east and west of the
premises herein described for the purpose of '.ngress
and egress to such lands by foot or by vehicle over
that part of the premises above described Which is
