York corporation having its principal office ut 14 Fast 52nd
Street, in the City, County and State of New York, hereinafter
called the grantor, party of the first part, and LAi1BE_ S.
BALLISIN and BERTHA NL Ri'.LL@IN, his wife, both resiaing on j
Peninsula Road (no street number), Fishers Island, New York, j
hereinafter called the grantees, parties of the second part:
WITNESoETR, that the partyyof the first part, in
consideration of One hundred ($I".) dollars, lswful coney of
the United States, aria other good and valuable consideration
paid by the parties of the second part, does hereby grant and
release unto the parties of the second part, their heirs and
assigns forever,
ALL those parcels of land, with the buildings and
improvements thereon, in the Town of Southold, Suffolk
County, State of New York, being a part of that portion
of Fishers Island belonging to the grantor (which porttonl
Is hereinafter called the Park") lying Easterly of the
following line, viz.:
BEGINNING at the southeasterly corner of land owned
by the United States, known as the Fort E. G. Wright
Miiltary Reservation, Mount Prospect Tract, on the shore
of Block Isl=nd Sound or the Atlantic Ocean (as said
Tract was constituted prior to the extension thereof by
the acquisition of additional lands in condemnation pro-
ceedings instituted in 1942) and running thence northerly
following the East boundary of the sain tract of land of
the United States (as same was constituted prior to such
extension thereof) to the southerly line of East End
Rocd (sometimes called Oriental Avenue) and which point
is the northeasterly corner of said tract of land of the
United States (as same was constituted prior to such ex-
tension thereof), thence crossing the Fast End Road and
following the same course as the last to the shore of
West B�rbor or Fishers Island Sound,
Said parcels of land being bounded and described as
follows:
First Tract
BEGINNING at a stone monument set on the westerly
line of Peninsula Road, so-called, as dedicated to the
Town of Southold by deed made by Fishers Island Fstates,
Inc., dated July 8, 1949, said stone monument being
1113.49 feet north of a point which is 1446.;3 feet east
of another monument marking the United States Coast and
Geodetic Survey Triangulation Station "PROS", said
beginning point being also the easterly corner of lend
conveyed by Fishers Island Estates, Inc. to Lawrence S.
Baldwin and Bertha W. Baldwin by deed dated Janurry 19,
1945; thence, from said beginning point, running along
the westerly line of said Peninsula Road, as so dedicated
North Oo 81 East 292.55 feet to-a point on the shore oT
Inner Cove to :912t 9arbor; thence running along the
so. theastsrly shore of said Inner Cove South 380 471
st 215.52 feet to a point on spld shore, being the
northerly corner of lcnus conveyed by said deed dated
J=muery 19, 1945; thence along land of said Lawrence
S. h=.ldwin and bertha W. Balawin convyd to them by
said deed of January 19, 1945 South 46yO 101 Fast 179.83
feet to the point or place of beginning, containing
0.44 acres more or less.
Second Tract
BEGINNING at a stone monument set on the westerly
line of Peninsula Road, so-called, as dedicated to the
Town of oouthold by deed made by Fishers Island Estates,
Inc., d.ted July 3, 1949, said stone monument being
1113.49 feet north of a point which is 1446.33 feet

andGeodetic Survey Triangulation Station ^PROS,,, said
beginning point being also the easterly corner of land
conveyed by FishFrs Island Estates, Inc. to Lawrence S.
Baluwln and Bertha W. Baldwin by deed dated January 19,
1945; thence, from said beginning point, running along
the westerly line of Peninsula Road, as so dedicated,
