N':WTCN of 13 Green Street Brattleboro, Windham Count- tend State of Vermont, party of the first cart, and ELIZABETH W. ABBOTT of Fishe. Island Town of Southold County of Suffolk and State of New York, party of the second part,WITN'ESSETH, that the party of the first part, in consideration of Two Thousand Five Hundred ($2500.00) Dollars, lawful money of the United States, paid by the party of the second part, do hereby grant and release unto the party of the second part, her heirs and assigns forever, ALL that certain niece or parcel of land with improvements thereon situated i on Fishers Island aforesaid, bounded and described as follows: Beginning at the Northwest corner of said tract, adjoining the property now owned by Louise McLeo g' Henderson; thence running Easterly along the Southerly side of the latter crops ! I one hundred seventy four (174.0) feet more or less to an angle; ther. with a ( •deflection to the right of 990 43' and extending a distance of eighty fiveand five tenths (85.5) feet to an angle; thence with a deflection to the richt of 55" 45' and extending a distance of seventy four and three tenths (74.3) feet to an angle; thence with a deflection to the right of 47° 30" and extending a distance of one hundred and two (102.0) feet more or less to the Twin Hill lot f so called; the Easterly and Southerly side being bounded by property of Fishers t Island Farms, Inc.; thence N. 60 0" {7. sixty eight and five tenths (68.5) feet to the point of beginning,; together with all such right and title to the ordinar use of a well for family purposes, situated on the adjoining premises now or formerly owned by Casey and Reynolds as was vested in the said'grantees by the deed of Dwight L. Whitaker at ux. and together with all rights of way over any j and all land adjoininp the premises above described, which the said grantor acquired by virtue of a deed from Marcus L. Tryon and wife, recorded in Suffolk County Clerk's office in Liber 474 of deeds Pate 29 on the 21st day of October 1898. Said tract contains 61 sq. rds, more oc less; said tract being all of the sa,ae premises described in deeds to Julius C. Newton aril wife Kite t1- I _ _ t recorded in Liber 474 of deeds Page 29 on the 21st day of lctober 1898 y - and Liber 499 of deeds Page 127 on the 11th day of September 1900 in the County of Suffolk. (Note) And it is hereb- further covenanted and agreed by said Grantor for herself, her heirs and assigns, that this conveyance is made upon the ex- press conditions that all such fencing as shall be required for the pruper enclosure of the premises hereby assigned shall be by the said Grantee, hor heirs and assigns, and that there shall not be erected, Ior allowed to be erected or carried on the premises hereb- conveyed, or any of the same, any brewery distilling, slaughter house, or soap, candle, oil, starch, varnish, vitrol, glue, ink, or turpentine factory, or any factory for tanning, dressing or preparing skins, hides or leather or an sugar y ug bakery or any ether dangerous, noxious or offensive establish- ment or business whatever, and that no part of the land hereuv conveyed she] be used or occupied for any such purposes, and that the covenants and agreements harein contained, on the part of the said Grantee, her heirs and assigns shall run with the land, and shall be obligatory on every person or persons, corporation and corporations owning, land, or having any estate, rig title and interest therein, that would enable them, or either of them or any of them to violate any of the covenants or agreements aforesaid. TOGETHE.} with the appurtenances and all the estate and rights of the party of the first part in and to said premises. TO ILIVE AND TO HOLD the premises herein granted unto the party of the second part, her --and assigns forever. (note above follows). AND said Kate M. Newton covenants . as follows: FIRST. That said Kate M. Newton --seized of the said premises in fee simple, and has good right to convey the same; SECOND. That the party of the second part shall quietly enjoy y the said premises; TNIRD.That the said Dremises are free from incumbrances; FOURTH. That the party of the first part will execute or procure any further necessary assurance of the title to sail premises; FIFTH. That said Kate M.
