Being all and the same premises conveyed by Alfred L. and Ruth H.
Ferguson to this Grantor by deed dated September 25 , 1957 and recorded
Oct. 4, 1957 in Suffolk County Clerk' s Office in Liber 4371 , page 528 .
TOGETHER WITH any and all right, title and interest which the grantor
may have in and to East End Road, for the purpose of ingress and
egress to the public street or highway.
SUBJECT HOWEVER TO THE FOLLOWING COVENANTS AND RESTRICTIONS WHICH
SHALL RUN WITH THE LAND:
1 . That the said party of the second part shall build and
maintain all such fences as shall be desired or required
for the proper enclosure of the premises herein conveyed,
at his own cost and expense.
2 . That the said party of the second part will not permit or
allow to be erected or carried on, on the premises , any
brewery, distillery , bakery , slaughter house, or soap,
candle , oil , starch, varnish, vitriol, glue, ink, turpen-
tine, leather or sugar factory, or any other dangerous ,
noxious or offensive establishment whatever .
3 . That the party of the second part will not sell or allow
to be sold on the premises any alcoholic , spirituous or
intoxicating liquors of any nature or kind whatsoever .
SUBJECT FURTHER TO:
1. Zoning regulations and ordinances of the city, town or
village in which the premises lie.
2 . Consents by the grantor or any former owner of premises
for the erection of any structure or structures on, under
or above any street or streets on which said premises may
abut.
3 . Encroachments of stoops , areas , cellar steps , trim and
cornices , if any, upon any street or highway.
4. Any state of facts an accurate survey or personal inspec-
tion may disclose.
