first part, and HENRY W. HOBSON, JR. , 2500 Central Trust Center,
Cincinnati, Ohio 45202, party of the second part,

tions, paid by the party of the second part, do hereby grant and
release unto the party of the second part, his heirs and assigns
forever, that tract of land situate on Fishers Island, in the Town

particularly described on attached Exhibit A.
Together with the_appurtenances and all the estate and rights

EXHIBIT A
• All that tract or parcel of land situate on Fishers Island, in
the Town of Southold, County of Suffolk and State of New York,
bounded and described as follows :
Commencing at a mere stone on the northwest corner of said property
and at the junction of Ettrick Street with Heathulie Avenue, said
point or place of beginning being N. 1223. 41 feet and W. 2376.43
feet of the U. S. Coast and Geodetic Survey Triangulation Station
"PROS", which said station is S. 13 27' 54" E. of North Dumpling
Light, the line extends S. 84 41' 45" E. along the southerly side
of said Ettrick Street a distance of two hundred, ninety-one and
51/100 (291.51) feet to a mere stone set in an angle on the southerly
side of Ettrick Street; thence, the line extends S. 5 18' 15" W.
a distance of one hundred, twenty and 00/100 (120. 00) feet to a mere
stone; thence, the line extends N. 74 33' 18" W. a distance of two
hundred, fifty-one and 73/100 (251. 73) feet to a mere stone on the
easterly line of Heathulie Avenue; thence, the line extends along
said easterly line of Heathulie Avenue N. 24 42' 20" W. a distance
of eighty-seven and 40/100 (87. 40) feet to the place of beginning.
Said above described lot contains fifty-nine one-hundredths
(0. 59) of an acre.
Subject to the following covenants, and agreements, which shall

run with the land:
First. That the said party of the second part shall build and
ma stain all such fences as shall be required for the- proper enclosure
of the premisesherebyconveyed- at his own cost and expense.
Second. That the said party of the second part will not permit
or erect or: allow to be erected _or--earried'on an the said premises,
any. brewery, distillery, bakery,- slaughter house, or soap, oil,
starch, varnish, vitroil, glue, ink, -turpentine, leather or sugar
factory, Dr any other dangerous, noxious or offensive establishment
or business whatsoever.
Third. That the said party of the second part will not sell or allow
to be on the said premises any alcoholic, spirituous or intoxica-
ing liquors or any nature or kind whatsoever.
