497.66 feet West of the U.S. Coast and Geodetic Survey Triangulation
Station "PROS", and running thence from said point of beginning along

to a bulkhead and the waters of Great Harbor;, running thence South-
westerly along said bulkhead and the waters of Great Harbor 80 feet to
the Northeasterly line of Parcel I above described'•, running .thence
North 43 degrees 31 minutes 00 seconds West along the No, theasterly
line of Parcel I above described 148.0 feet to the Southerly line or .
side of Central Avenue and the point or place of beginning.
Subject, however, to a perpetual easement 10 feet in width reserved to
Fishers .Island Utility Company, Inc. , and to Fishers Island Electric
Corp. for the maintenance, replacement or installation of underground
pipe lines leading from the property of Fishers Island Electric Corp.
on the Northerly side of Central Avenue to the dock on Great Harbor,
situated on the above described premises, the center line of. which
easement is more specifically described as follows; commencing from
the Northwesterly side of Central Avenue:
BEGINNING at a point on the Northwesterly line or side of Central
Avenue, which point is 3818.00 feet North and 308.00 fact� West"of
the U.S. Coast and Geodetic Survey Triangulation Station PROS and
said center line of said 10 foot easement running the following three
43) courses and distances: (1) South 55 degrees 13 minutes 20 seconds
East 12 feet; (2) South 77 degrees 43 minutes 20 seconds East 53 feet;
(3) South 15 degrees 13 minutes 20 seconds East 160 feet to the bulk-
head and dock on Great Harbor;
SUBJECT further to a perpetual easement reserved by Fishers Island
Utility Company, Inc. for its benefit and for the benefit of Fishers
Island Electric Corp. to maintain, repair, improve or replace, or ex-
pand the present dock extending from the bulkhead on the Southeasterly
line of the above-described parcel and Great Harbor.
The above-described Parcel II shall further be subject to a perpetual
easement reserved to Fishers Island Utility. Company Inc. , for its
benefit and for the benefit of Fishers Island Electric Corp. to store
equipment, material, and/or any other items used in' connection with
Fishers Island Electric Corp. on said premises any time and at all
times, and further subject to the right of Fishers Island Utility
Company, Inc. , and/or Fishers Island Electric Corp. to erect fences,
buildings, or such other structures as may be necessary to protect the
property of Fishers Island Utility Company, Inc. , or of Fishers Island
Electric Corp. stored on the above-described Parcel II.
SUBJECT to the further covenant and agreement between the` parties here-
to that the purchaser, his distributees, successors or assigns, shall
not in any way interfere with or disturb the use of said premises by
the Fishers Island Utility -Company, Inc. , or by Fishers Island Electric
Corp. at any time and forever.
Both of the above-described parcels are subject to the following
covenants and restrictions which shall run with the land and be binding
upon the grantees, their distributees, successors or assigns forever:
(1) at no time shall intoxicating liquors be sole from the above-
described premises, nor shall any liquor license be issued in connectiot
therewith;- (2) at no time shall any motel, boatel or Hotel business
be conducted thereon.
SUBJECT FURTHER to the right of first refusal reserved by Fishers
Island Utility Company, Inc. in the Contract of Sale between the
seller herein and said Fishers Island Utility Company, Inc. dated
`the 26th day of December, 1972,, affecting Parcels I and II.

BEGINNING at a monument on the northwesterly line of Central
Avenue, said point being 3678.20 feet north of a point which is
509.96 feet west of a monument marking United States Coast and
Geodetic Survey Triangulation Station "PROS"; from said point of
beginning running thence along land now or formerly of Fishers
Island Farms, Inc. , North 54 degrees 52 minutes 10 seconds West
r, d 132.63 feet; thence North 76 degrees 23 minutes 00 seconds West
77.95 feet to other land of the party of the first part; thence
along land last mentioned North 127.95 feet; thence South 81 de-
grees 56 minutes 50 seconds East 299.91 feet to land now or for-
merly of Fishers Island Electric Corporation; running thence along
land last mentioned four courses as follows: (1) South 31 degrees
57 minutes 25 seconds West 13.42 feet; thence (2) South 54 degrees
20 minutes 40 seconds East 38.78 feet; thence (3) South 35 degrees
39 minutes 20 seconds West 12.0 feet; thence (4) South 54 degrees
20 minutes 40 seconds East 50.0 feet to said northwesterly line of
Central Avenue; running thence along said northwesterly line of
Central Avenue South 57 degrees 46 minutes 00 seconds West 201.95
feet to the point or place of beginning.
SUBJECT TO an easement 10 feet in width reserved in favor of Fishe
Island Telephone Company, Inc. and Fishers Island Electric Company
Inc. for a pole line, the center line being described as follows:
BEGINNING at a point which is South 5.05 feet from the most nor-
therly corner of. the above-described tract and thence running
South 81 degrees 56 minutes 50 seconds East, about 294 feet to
land now or formerly of. Fishers Island Electric Corporation.
SUBJECT ALSO to another easement 10 feet in width, reserved in -
favor of Fishers Island Telephone Company, Inc. and Fishers Island
Electric Company, Inc. , for a pole line, the center line ,being de-
scribed as follows:
BEGINNING at a point on the center line of the above-described
easement, said point being 3893.63 feet north of a point which is
678.89 feet west of said ' PROS" monument and thence running South
46 degrees 10 minutes 00 seconds West, about 21 feet.
TOGETHER WITH all righttitle and interest of, in and to any
streets and roads abutting the above-described premises.
Parcels I and II are the same premises conveyed to the seller
herein by deed dated January 17, 1973 and recorded in Liber 7329
cp.237.
Parcel III is the same premises conveyed to the seller herein by
deed dated May 25, 1973 and recorded in Liber 7419 cp.88.
SUBJECT TO a purchase money mortgage in the amount of $160,000.00
which mortgage was executed and delivered by the party of the
second part to the party of the first part as security for a por-
tion of the purchase price and which said mortgage is intended to
be recorded simultaneously herewith.
Subject to other covenants and restrictions of record, if any,
affecting said premises.
