line or side of East End Road (sometimes called Oriental Avenue) and which
point is the Northeasterly corner of land of the United-States;

RUNNING THENCE along said lands the following two (2) courses and distances:
(1) South 16 degrees 38 minutes 50 seconds West 13,3;37 feet;
(2) South 35 degrees 03 minutes 10 seconds East 220. 42 feet to a point on
the Northerly side of said 40 foot wide road;
RUNNING THENCE .Southwestwardly along the Northerly side of said road the
following four (4) courses and distances:
(1) On the arc of a curve to the right whose radius is 411. 61 feet and the
direction of whose radius at that point is North 43 degrees 49 minutes
30 seconds West, a distance of 269. 90 feet;
(2) Thence South 83 degrees 44 minutes 40 seconds West 84. 80 feet to a
point of curve to the left whose radius is 356. 80 feet and the direction
of whose radius is South 06 degrees 15 minutes 20 seconds East;
(3) Thence.following the arc of said curve a distance of 147. 85 feet;
(4) Thence South 60 degrees 00 minutes 10 seconds West 64. 41 feet to the
point or place of BEGINNING.
TOGETHER WITH AND SUBJECT HOWEVER to a perpetual easement or right of
way 10 feet in width for the installation and maintenance of public service
utilities in and over the above described premises, the center line of which
commences at a point on the Northerly line or side of the above mentioned 40 foot
wide road approximately 8 feet Southwesterly of the monument set at the point or
place of Beginning, which monument is situate South 431. 44 feet and East 506. 39
feet from the U. S. Coast and Geodetic Survey Triangulation Station "Chocomount
21', and runs thence from said point of beginning North 03 degrees 19 minutes 20
seconds East 331. 24 feet, more or less, and thence•North 64 degrees -25 minutes
50 seconds West 5 feet to other lands of the grantor. Said right of way being
reserved for the benefit of the grantor and other property owners to the North
serviced by said utility lines.
SUBJECT TO covenants and restrictions recorded in Suffolk County Clerk's,
Office in Liber 1277 cp 398, as extended to Liber 5728 cp 354, and covenants and y
restrictions in Liber 6774 ep 315; Lighting Consent in Liber 2135 cp 449, and
Easement to Fishers Island Telephone Corp. in Liber 2135 cp 433.
BEING AND INTENDED TO BE the same premises conveyed to the grantor herein
by deed from H. Richard Dietrich, Jr. and Cordelia Biddle Dietrich a/k/a
Cordelia B. Dietrich, husband and wife, dated 12/28/79, recorded in Suffolk County
Clerk's Office on 4/7/80 in Liber 8803 cp 90.
