_ organized and existing under and by virtue of the Laws of the State of New York,

party of the first part,and ROBERT E. WALL and EILEEN G. WALL, his wife, both
now residing at Fishers Island, Town of Southold, County of Suffolk and State
of New York,
party of the second part,
WITNESBETH,that the party of the first part,in consideration of - - - - - - - - -

New York, being bounded and described as follows:
BEGINNING at a monument at an angle in the road on the Southwesterly line of
Montauk Avenue, said monument being located 1761.02 feet North of a point which
is 740.26 feet West of another monument marking the United States Coast and
Geodetic Survey Triangulation Station "PROS" and thence running along said Avenue
line South 31 degrees 46 minutes 20 seconds East 120 feet;
THENCE South 53 degrees 43 minutes 40 seconds West 280.21 feet;
THENCE North 45 degrees 44 minutes 40 seconds West 135.04 feet to an iron pipe;
THENCE North 44 degrees 15 minutes 20 seconds East 138.66 feet;
THENCE North 40 degrees 08 minutes 00 seconds East 169.63 feet to said Avenue
line;
THENCE along said Avenue line South 43 degrees 54 minutes 40 seconds East
76.90 feet to the point of BEGINNING; Containing 1.07 acres more or less.
This conveyance is made in the regular course of business actually conducted by
the party of the first part.
SUBJECT, HOWEVER, to any and all right, title and interest the Town of
Southold may have acquired in, on or over the Northeasterly portion of the above
described premises which is encroached upon by Montauk Avenue and the paved
sidewalk adjacent thereto.
