S. Coast and Geodetic Survey Triangulation Station "PROS" and; THENCE running South 49 degrees 05 minutes 30 seconds East 12.0 feet along the Southwesterly line of said avenue; THENCE South 55 degrees 01 minute 00 seconds West 186.68 feet; THENCE North 34 degrees 50 minutes 20 seconds West 79.70 feet; THENCE North 52 degrees 16 minutes 40 seconds East 180. 10 feet to the Southwesterly line of said avenue, these last three lines abutting Southeasterly, Southwesterly and Northwesterly on remaining land now or formerlyofFishers Island Farms, Inc.; THENCE South 37 degrees 43 minutes 20 seconds East 76.75 feet along said avenue line to the point of BEGINNING. Coast and Geodetic Survey Triangulation Station "PROS", and running thence from said point of beginning North 53 degrees 26 minutes 00 seconds East along the Easterly line or side of Vulcan Avenue 119.20 feet to a point; RUNNING THENCE South 37 degrees 59 minutes 50 seconds West 66.0 feet to a point; .64 85 F,rM RUNNING THENCE South 35 degrees 22 minutes 30 seconds West 158.20 feet to the Northeasterly line or side of Midlothian Avenue; RUNNING THENCE North 58 degrees 18 minutes 50 seconds West along the Northwesterly side of Midlothian Avenue 35.60 feet to a monument and the inter- section with Vulcan Avenue; RUNNING THENCE North 08 degrees 59 minutes 50 seconds West along the Easterly line or side of Vulcan Avenue 92.47 feet to the drill hole at the point or place of BEGINNING. TOGETHER WITH a right of way for use as a driveway over the private road known as Vulcan Avenue extending Southwesterly from Oriental Avenue and located adjacent to the Southeasterly line of the above described tract. SUBJECT HOWEVER to the following covenants and restrictions which shall run with the land and shall be binding upon the grantees, their distributees or assigns: 1. FURTHER SUBJECT TO a first mortgage held by The Connecticut Bank and Trust Company, New London, Connecticut, originally in the amount of $15,000.00, dated the 26th day of October, 1966, and recorded in Suffolk County Clerk's Office in Liber 5063 of Mortgages at Page 44 on the 10th day of November, 1966, upon which there is an unpaid balance of principal in the amount of $14,709.93, with interest from December 1, 1967, which mortgage the purchasers hereby assume and agree to pay.
