THENCE running South 87 degrees 36 minutes 00 seconds West 74.35 feet along the
Northerly side of Madeline Road to an iron pin;
THENCE running North 02 degrees 21 minutes 00 seconds West 447.92 feet, this
last line abutting the property now or formerly of West End Land Company, Inc.,
to an iron pin;
THENCE running North 86 degrees 44 minutes 40 seconds East 20.00 feet abutting
the property of Henry Zabohonski and wife, to a point;
THENCE running South 09 degrees 50 minutes 30 seconds East 402.32 feet to a point;
THENCE running South 04 degrees 34 minutes 00 seconds East 49.3 feet to the
point of BEGINNING. These last two lines abutting property of George Griffin and
wife, containing 0.5 acres, more or less.
SUBJECT, HOWEVER, to the following covenants and restrictions which shall run
with the land and shall be binding upon the grantees, their distributees or assigns:
(1) The above described premises shall be used for residential purposes only.
(2) The buildings to be erected on the above described premises shall be
limited to one one-family dwelling house and accompanying garage.
(3) Neither the above described premises nor any building erected thereon
shall be used for any commercial purpose or use whatsoever, excepting

SUBJECT HOWEVER to a certain Mortgage made by the grantors herein to the
Hartford National Bank and Trust Compagy in the amount of$7,500.00, dated the
Iet day of October,31963 and recorded in the Suffolk County Clerk's Office in Liber
