THIS INDENTURE, made the ! day of
!)uly , 1966, between RACE POINT CORPORATION,
aVa New York corporation, having an office at
1 Chase Manhattan Plaza, New York, N. Y. 10005
(hereinafter called the Grantor). and RALPH E.
ROOKS and ROSALIE R. ROOKS, his wife, both of
whom reside at Madeline Avenue, Fishers
Island, New York
(hereinafter collectively called the Grantee),
W I T N E S S E T H:
That the Grantor, in consideration of Ten and
00/100 dollars, lawful money of the United States, paid by
the Grantee, does hereby grant and release unto the Grantee,
the heirs or successors and assigns of the Grantee forever,
ALL that certain plot, piece or parcel of land,
with the buildings and improvements thereon erected, if any,
situate, lying and being at Fishers Island, Town of Southold,
Suffolk County, State of New York, more particularly described
as follows (hereinafter called the Premises):
bcGINNING at a point in the walk located Northerly
of 'Whistler Avenue, said point being 105.08 feet South
of a point which is 5319.98 feet West of a monument mark-
ing the United States Coast and Geodetic Survey Triangu-
lation Station "PROS" and thence running South 670 13'
Best 100.0 feet; thence North 220 47' West 173.86 to a
point; thence North 670 46' cast 100.0 feet to a point;
thence South 220 47' cast 172.9 feet to the point of
beginning.
