at 1000 Park Avenue, New York City, New York, party of the second
part,
WITNESSETH, that the part of the first part, in considera-
tion of ONE DOLLAR ($1.00) and other valuable consideration paid
by the party of the second part, does hereby grant and release
unto the party of the second part, the distributees or successors
and assigns of the party of the second part forever,
ALL that tract, piece or parcel of land with the
building and improvements thereon, situate, lying and
being atFishersIsland in the Town of Southold, County
of Suffolk, State of New York, more particularly bounded
and described as follows:
BEGINNING at a point on the northerly side of Fox Avenue
which point is 3150.63 feet north of another point which
is 2491.04 feet west of a monument marking the U.S. Coast
6 Geodetic Survey Triangulation Station "PROS"; running
thence north 3" 14' 10" west 139.63 feet to the southerly
side of a private road; running thence along the southerly
side of said private road north 890 07s east 74.69 feet
to a point; and running thence south 2° 27' 40" east 137.09
feet to the northerly side of Fox Avenue; and running thence
along the northerly side of Fox Avenue south 870 07' 30"
west 72.76 feet to the point or place of beginning.
