PORTER and RACHEL E. PORTER, both of 591 Lincoln Street in said Town of New Britain, Connecticut, 06052, do give, grant,bargain,sell and confirm unto the said Maxwell S. Porter and Rachel E. Porter, jointly while both are living and, upon the death of either, then id unto the survivor of them,and unto such survivor's heirs and assigns forever , all that lot or parcel of land, with the buildings and improvements thereon, in the Town of Southold, Suffolk County, State of New York, bounded and described as follows: Beginning at a stone monument set on the southerly side of a road forty feet wide, said monument being twenty-four hundred and eighty-two and seventy- hundredths feet south of a point which is two thousand and eighty-nine and two-hundredths feet west of another monument marking the U. S. Coast and Geodetic Survey Triangulation Station "Nin" (which said "Nin" monument is located near the western end of a ridge overlooking the south shore of Fishers Island and on the highest point between Chocomount and Mount Prospect and lies south forty-five degrees seventeen minutes and twenty-six seconds east of North Dumpling Light in Fishers Island Sound); and running thence eastwardly along the southerly side of said road (following the arc of a curve to the right whose radius is six hundred and twenty-five and sixty- five hundredths feet and the direction of whose radius at that point is south fourteen degrees thirty-seven minutes and forty seconds east) forty and one- hundredth feet to a stake; thence, still along the southerly side of said road, north seventy-nine degrees two minutes and ten seconds east eighty-seven and ninety-five hundredths feet to a stake marking a point of curve to the left whose radius is seven hundred and fifty-two and sixty-two hundredths feet and the direction of whose radius at that point is north ten degrees fifty-seven minutes and fifty seconds west; thence eastwardly still along the southerly side of said road (and following the arc of said curve) twenty-two and two- hundredths feet to a stake; thence south twenty-three degrees eighteen minutes and forty seconds east, three hundred and seventy and fourteen-hundredths feet to a stake; thence south sixty-seven degrees forty-three minutes and forty seconds west, two hundred and twenty-two and forty-nine hundredths feet to a stake; thence north twenty-one degrees, twenty-seven minutes and twenty seconds west, one hundred and seventy-five and eighty-three hundredths feet to a stake; thence north seven degrees fifty-nine minutes and forty seconds east, one hundred and twenty-nine and thirty-nine hundredths feet to a stake; and thence north twenty-one degrees and fifty-three minutes west, one hundred and ten and thirty-six hundredths feet to the place of beginning; Containing one and sixty-nine hundredths acres, more or less;
