WITNESSETH, that Grantor, in consideration of One
hundred Dollars ($100), lawful money of the United States,
and other good and valuable consideration paid by Grantee,
does hereby grant and release unto Grantee, his heirs and
assigns forever the premises described on Schedule A attached
hereto and made a part hereof, together with the improvements

A certain tract or parcel of land with the
improvements thereon located at Fishers Island, Town of
Southold, County of Suffolk, State of New York, being
bounded and described as follows:
BEGINNING at a stone monument set on the South-
westerly side of a road forty feet wide, said monument being
one hundred and twenty-seven and sixty-four hundredths feet
West of a point which is forty-five hundred and thirty-six
and one one-hundredth feet North of another monument markings
the U.S. Coast and Geodetic Survey Triangulation Station
"Nin" (which said "Nin" monument is located near the Western)
end of a ridge overlooking the South shore of Fishers Island)
and on the highest point between Chocomount and Mount Pros-
pect and lies South forty-five degrees seventeen minutes and)
twenty-six seconds East of North Dumpling Light in Fishers
Island Sound); and running thence Southeastwardly, along the)
Southwesterly side of said road (and following the arc of a i
curve to the left whose radius is one hundred and sixty-nine!
and nine-hundredths feet and the direction of whose radius
at that point is North seventy degrees two minutes and fifty)
seconds East), fifty-three and seventy-three hundredths feet!
to a stake; thence South twenty degrees thirty-nine minutes
and thirty seconds West one hundred and thirty-six and

marking a point of curve to the left whose radius is four
hundred and fifteen and ninety-nine hundredths feet and the
direction of whose radius at that point is North sixty-seven
degrees eleven minutes and fifty seconds West; thence North-
wardly, still along the Easterly side of said road (and
following the arc of said curve), thirty-four and seventy-

twelve degrees one minute and fifty seconds East forty-three
and twenty-four hundredths feet to a stake set on the
Southerly side of the road first above mentioned; thence,
along the Southerly side of said road South seventy-nine
degrees forty-eight minutes and forty seconds East forty-one
and ninety-six hundredths feet to a stake marking a point of
curve to the right whose radius is one hundred and forty-
seven and sixty-five hundredths feet and the direction of
whose radius at that point is South ten degrees eleven
minutes and twenty seconds West; thence 3outheastwardly,
along the Southwesterly side of said road (and following the

ration, dated October 31, 1963, and recorded on February 19,
1965, in the Office of the Clerk of Suffolk County in Liber
5703 of Deeds at Page 377.

TOGETHER with the appurtenances and all right,
title and Interest, if any, of Grantor in and to land now or
formerly lying below the high water mark of Fishers Island
Sound.

1937, made by Fishers Islard Corporation (predecessor of

Fishers Island Estates, Inc.) to John Nicholas Brown,
recorded on January 8, 1937 in the Office of the Clerk of
Suffolk County in Liber 1901 of Deeds at page 163 (the

"Brown Deed"), which covenants and restrictions were renewed
and extended until April 15, 1965 by an Indenture dated as
of April 3, 1945, recorded on April 14, 1945, in the afore-
said Clerk's Office in Liber 2437 of Deeds at page 468 and
further renewed and extended until April 15, 1985 by an
Indenture dated as of January 22, 1965, recorded in the
aforesaid Clerk's Office in Liber 5728 of Deeds at page 314.
TO HAVE AND TO HOLD the Premises hereby conveyed
to Grantee, his heirs and assigns forever.
The covenants and agrerents to which this Inden-
ture In subjeot @hall inure to the benefit of Grantor and
Fishers Island Estates, Inc. and their respective successors
and assigns.
This conveyance is made in the regular course of
business actually conduoted by Grantor and is subject to
