Wright Reservation, Mount Prospect Tract, on the shore of Block Island Sound or the Atlantic Ocean and running thence Northerly following the East boundary of the said land of the United States to the Southerly line of East End Road (sometimes called Oriental Avenue) and which point is the Northeasterly corner of land of the United States; thence crossing the East End Road and follow- ing the same course as the last to the shore of West Harbor or Fishers Island Sound, said lot or parcel of land being bounded and described as follows: BEGINNING at a stone monument set on the Northerly side of a road 40 feet wide, said monument being 31, 68 feet West of a point which is 665. 11 feet North of another monument marking the U. S. Coast and Geodetic Survey Triangulation Station "Chocomount 2" (which said "Chocomount 2" monument is located on the summit of the highest hill on Fishers Island, N. Y. , about 2-1/4 miles West of the Eastern end of Fishers Island and lies South 79 degrees 29 minutes 46 seconds East of North Dumpling Light in the Fishers Island Sound); and running thence North 16 degrees 21 minutes 10 seconds East 84. 57 feet to a stake; thence North 37 degrees 45 minutes 30 seconds West 194. 47 feet to a stake; thence North 29 degrees 54 minutes 50 seconds East 227. 80 feet to a stake set on the Southerly side of another road 40 feet wide; thence along the Southerly side of said road South 45 degrees East 296. 60 feet to a stake marking a point of curve to the right whose radius is I I61: 6t1)76 rw.. 317 20. 16 feet and the direction of whose radius at that point is South 45 degrees West; thence Southerly, still along the side of said road (and following the are of said curve) 31. 08 feet to a stake set at its intersection with the Northerly side of the road first above mentioned; thence along the Northerly side of said road, South 43 degrees 19 minutes 10 seconds West 164. 12 feet to a stake marking a point of curve to the right whose radius is 291. 11 feet and the direction of whose radius at that point is North 46 degrees 40 minutes 50 seconds West; thence still along the Northerly side of said road (and following the arc of said curve) 139. 43 feet to the point or place of beginning. SUBJECT to all easements, restrictions, covenants and obligations contained in deed from Fishers Island Corporation to Charles B. Parsons dated November 18, 1927 and recorded in the Suffolk County Clerk's Office on October 9, 1931 in Liber 1560 of deeds at page 266. BEING and intended to be the same premises conveyed to Alpheus C. Beane, party of the first part herein, by deed from Charles B. Parsons and Marjorie G. Parsons, his wife, dated July 5, 1946 and recorded in the Suffolk County Clerk's Office on July 29, 1946 in Liber 2601 of deeds at page 568. THE CONVEYANCE hereunder is subject to a certain mortgage executed by Alpheus C. Beane, the party of the first part herein, as mortgagor, to Hartford National Bank and Trust Company, as mortgagee, which mortgage is dated September10, 1965, and was recorded on September 20, 1965 in the Suffolk County Clerk's Office in Tiber 4759 of mortgages at page 335, and on which mortgage there is now due the sum of $21 , 173.20 with interest thereon at the rate of 5-3/4% per annum from November ! 1969, and that the party of the second part herein hereby assumes and covenants to pay such mortgage debt and interest as part of the consideration for this conveyance.
