MAYNARD, residing at Peninsula Road, P. 0. Box 145, Fishers Island, New York, party of the second part, WITNESSETH, that the party of the first part, in consideration of ten dollars paid by the party of the second part, does hereby remise, release and quitclaim unto the party of the second part, the heirs or successors and assigns of the party of 'the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being on I Fishers Island, in the Town of Southold, County of Suffolk and I State of New York, bounded and described as follows : I BEGINNING at a point on the Southerly line of coj the Peninsula Road, so called, a private roadway owned +Rti by Fishers Island Estates , Inc. , distant 60. 0 feet t� Westerly when measured along the said Southerly line Wof the Peninsula Road, from a point thereon located 1660. 34 feet Northerly and 1228. 94 feet Easterly, of the U. S. Coast and Geodetic Triangulation Station "PROS" ; r RUNNING THENCE South 24 degrees 04 minutes West 111. 3 feet to the Northerly shore of the Inner Cove of Great Ti arbor; THENCE generally Westerly along the said Northerly d shore of the Inner Cove of Great Harbor 10 feet more or less to a point; i THENCE North 24 degrees 04 minutes East 111. 44 feet to the Southerly line of Peninsula Road; i THENCE South 67 degrees 42 minutes East along I the Southerly line of the Peninsula Road,10. 00 feet to the point or place of BEGINNING. i TOGETHER with all right, title and interest, if any, of the party I of the first part in and to any streets and roads abutting the I above described premises to the center lines thereof. TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises . EXCEPTING AND RESERVING, however, to the party of the first part, its successors and assigns from the grant of the premises hereby conveyed, the following: A. All existing water lines , conduits and systems , including all pipes, conduits , hydrants, fixtures , meters, connections, equipment, services , appurtenances and other property whatsoever in respect thereof now laid or in use in, over or under any part of the above described premises and easements and rights of way in, to , over and under the above described premises , affected thereby, for the maintenance , operation, repair, replacement, extension or use of water pipe lines , conduits and systems .
