October 1967, between RACE POINT CORPORA-
TION, a New York corporation having an
Office at 1 Chase Manhattan Plaza, New
c York, N, Y. 10005 (hereinafter called the
Grantor) and WILLIAM B. MAY, JR., and
JEANNE A. MAY, his wife, both of whom
reside at Ardsley Avenue (no street number),
Irvington, New York (hereinafter called
the Grantees),
W I T N E S S E T H:
That Grantor, in consideration of Ten and
00/100 dollars, lawful money of the United States, paid
by Grantees, does hereby grant and release unto Grantees,
the heirs or successors and assigns of Grantees forever,
ALL those certain plots, pieces or parcels of
land, with the buildings and improvements thereon erected,
if any, altuate, lying and being at Fishers Island, Town
Of Southold, Suffolk County, State of New York, more
particularly described as follows (hereinafter called the
Premises):

way known as Reservoir Road, said point also being located
1295.04 feet North of a point which is 5693.40 feet West of
a monument marking the United States Coast and Geodetic
Survey Triangulation Station -PROS" and thence running
South 200 44' East 363.20 feet to a monument at the North-
easterly corner of land of the United States of America
known as the Watch Tower Site, abutting Westerly on Tract
No. 2 and land of Barbara A. Philipp ; thenceSouth 200 03'
East 50.0 feet abutting Southwesterly on said Watch Tower

Site; thence North 690 57' East 67.5 feet; thence North-
easterly 117.10 feet to a fence corner, these last two
lines abutting Southeasterly on land of said Philipp;
thence along a fence North 320 36' East 465.90 feet to a
monument, abutting Southeasterly on land now or formerly
of Wilmerding; thence along a fence North 350 24' West
424 feet to a point; thence along a fence North 460 58'
West 408 feet more or less to the shore of Fishers Island
Sound, these two lines abutting Northeasterly on land of
Barbara Pratt Wilmerding; thence following the meanders of
said shore line in a Southwesterly direction about 492
feet to said Communications Antenna Site; thence South
500 38' East about 95 feet to a cross on rock; thence
South 500 38' East 82.70 feet to a brass plate which is
1483.03 feet North of a point which is 5767.89 feet West
of said "PROS" monument; thence Southeastwardly following
the arc of a curve to the left whose radius is 137.10 feet
a distance of 186.50 feet to a brass plate; thence South
650 17' 10" East 14.99 feet; thence South 290 46' West
31.34 feet to the lag screw at the point of beginning,
these last five lines abutting Southwesterly and North-
westerly on said Communications Antenna Site, containing
9.32 acres, more or less.
Together with the riparian rights, if any, and
the right, title and interest of the Seller, If any, 1n and
to the lands now or formerly under Water and the shores,
beaches and uplands immediately in front of and adjoining
the premises above described and the lands under the waters
and between high and low water mark of Fishers Island Sound
as granted by Letters Patent made by The People of the State
of New York to Edmund M. Ferguson and Walton Ferguson,
recorded in the Office of the Secretary of State of New York
in Book of Patents 44 at page 674 and by deed made by United
States of America to Race Point Corporation dated April 16,
1959 and recorded in the Office of the Clerk of the County
of Suffolk in Liber 4615 of Deeds page 283, and together
with the rights and benefits granted to Race Point Corpora-
tion by said deed of United States of America, insofar as
the same shall affect the premises above described it being
intended that such rights and benefits and such right, title
and interest shall attach as appurtenances of the premises
above described.
Subject to the rights, if any, of the United
States Government or New York State to change or alter
the shore line of Fishers Island Sound adjoining the above
tract, to establish harbor, bulkhead or pierhead lines and
to take land now or formerly under water without compensa-
tion.
Subject to an easement 10 feet in width for the
United States of America leading from the Communications
Antenna Site to the Watch Tower Site, the Westerly line of
said easement being the first described line in the above-
described tract.

Beginning at a spike in the Northerly line of
Winthrop Drive at the Southeasterly corner of land of the
United States designated as the "Fishers Island Lifeboat
Station Quarters Site" said point being 383.28 feet North
of a point which is 5366.98 feet West of said "BOB"
monument and thence running North 83° 59' East 53.72 feet
abutting Southerly on said road to a point; thence North
270 38' West 200.63 feet to an iron pipe; thence North 46-
131 West 47.88 feet to a point; thence North 590 13' West
43.70 feet to a monument; thence North 59" 13' West 141.10
feet to a monument; thence North 46" 45' West 69.13 feet to
a point; thence North 340 52' West 66.10 feet to a monument;
thence North 70 51' West 97.38 feet to a point; thence North
12" 10' East 190.27 feet to a point; thence Northwardly on
the arc of a curve to the left with a radius of 479.30 feet
and the direction of whose radius at that point is South
77° 50' West a distance of 97.35 feet to a point; thence
Northeastwardly on the are of a curve to the right with a
radius of 157.50 feet and the direction of which radius at
that point Is North 83" 15' East a distance of 52.48 feet
to the Southwesterly line of Tract No. 1; thence North 20-

ning of Tract No. 1; thence Southwardly on the arc of a curve
to the left whose radius is 207.50 feet a distance of 135.70
feet to a lag screw at a point of curve to the right whose
radius is 429.30 feet and the direction of whose radius at
that point is South 79" 15' 50" West; thence Southwardly
following the arc of said curve 82.90 feet to a Brass Plate
marked "C"; thence South 12" 10' West 192.20 feet to an iron

Being a strip of land 50 feet in width extending
from Winthrop Drive to Tract No. 1 known as Reservoir Road =
(undedicated) and being subject to the rights of property
owners adjacent thereto to use said road. -
Subject to an easement 10 feet in width in favor
of the United States Government the northerly boundary of
which is described as course 12 of Tract No. 2.
TO HAVE AND TO HOLD the Premises herein granted j
unto Grantees, the heirs or successors and assigns of 1
Grantees forever; the grant to the Grantees hereunder
being as tenants by the entirety.
The Premises are conveyed subject to the
