Maynard; thence running Southeasterly seventy-two (72') feet along said proposed road; thence running Southwesterly on a line parallel with the first line of this description about one hundred fourteen (1141) feet to high tide mark bounding Southeasterly on a right of way twelve (12') feet wide; thence running Westerly about seventy-three (73') feet �I. to the place of beginning; together with the right to pass and repass with teams or otherwise over and along said right of way twelve (12') feet wide. (12 ) feet Southeasterly from and parallel with the South- easterly line of land now or formerly owned by George I. R. Maynard and running thence North 35 1/4 East on said ( parallel line about one hundred twelve (112') feet to a pro- posed road bounding Northwesterly on a right of way twelve (12') feet wide; thence running Southeasterly sixty (60') feet along said proposed road; thence running Southwesterly about 1 one hundred ten (1107) feet on a line parallel to the first line in this description to high tide mark bounding Southeasterly on remaining land now or formerly of Warren L. Maynard; thence running Northwesterly along said high tide mark about sixty(60') feet to the place of beginning; together with the right to pass and repass with teams or othsrwi:e over and along said right of way twelve (12') feet wide. It being the intent to convey lot number sixty-two (No. 62.) as described on the plan of the "Peninsula" on Fishers Island filed in the Office of the County Clerk March 11, 1913, number two hundred twenty-three (No. 223); being the same premises transferred and conveyed to Warren Maynard by Morton R. Peck under deed dated December 8, 1920 and recorded in Suffolk County Clerk's Office in Liber 1015 of Deeds, page 46 on the 29th day of December, 1920. PARCEL II ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being on Fishers Island, in the Town of Southold, County of Suffolk, and State of New York, bounded and described as follows: BEGINNING at a point on the Southerly line of the Peninsula Road, so called, a private roadway owned by Fishers Island Estate., Inc. , at a point located 1660.34 feet Northerly and 1228.94 feet Easterly, of the U. S. Coast and Geodetic Tri- angulation Station "PROS"and from said point running North 67 degrees 42 minutes West along the Southerly side of said Peninsula Road a distance of 60 feet; thence running South 24 degrees 4 minutes West 107 feet; more or less,to the Northerly shore of the Inner Cove of Great Harbor; thence Southeasterly along the shore of the above mentioned cove 60 feet, more or less, to a point, said point being opposite the point of beginning in a line running from said point of p beginning on a course South 24 degrees 4 minutes West; and 4' thence along said line North 24 degrees 4 minutes East 118 feet, more or less, to the point or place of beginning. a THERE is reserved to the Fishers Island Estates, Inc. , its '.., successors and assigns, from the above described premsies, easements and rights of way within a strip of land 5 feet wide along the boundary fronting on the Peninsula Road, so called, for the erection thereon of poles to support wires for the transmission of electricity for light, heat, telephone and other purposes, and for the construction, operation and maintenance of pipe lines and conduits under the surface of said reservation for any lawful purpose whatsoever, but the _ Fishers Island Estates, Inc. , shall have the right at any time to release the premises above described from these particular easements and rights-of-way, as reserved in their deed as of January 15, 1945, to Bertha E. Olsen. TOGETHER with an easement for ingress to and egress from the premises above described over and along said private roadway referred to above as the Peninsula Road, so called, or such roadway as now or may hereafter exist connecting with the public highway; together with all other rights as have been conveyed by the Fishers Island Estates, Inc. , be Deed, dated January 15, 1945 and recorded March 16, 1945 in the Book of Deeds 2428, Page 537.
