HORN, residing at Fishers Island, Suffolk County, New York, being all of the children of John Leone, deceased, part ies of the first part, and TERESA LEONE, residing at Fishers Island, New York, being the widow of John Leone, deceased, part y of the second part, 10itnt0li0b, that the parties of the first part,in consideration of ONE ($1.00)-----------------------------------------------------------Doll.,O, lawful money of the United States, and other good and valuable consideration paid by the party of the second part do hereby remise,release and quitclaim unto the part y of the second part, rr��,,tt her heirs and assigns forever, .9H that lot or parcel of land, with the buildings and improvements thereon, in the Town of Southold, Suffolk County, State of New York, being a part of that portion of Fishers Island belonging to Fishers Island Estates, Inc. (which portion is hereinafter called the "Park") lying easterly of the following line, viz.: BEGINNING at the southeasterly corner of land now or formerly owned by the United States, known as the Fort H. G. Wright Military Reservation, Mount Prospect Tract, on the shore of Block Island Sound or the Atlantic Ocean (as said Tract was constituted prior to the extension thereof by the acquisition of additional lands in condemnation proceedings instituted in 1942) and running thence northerly following the East boundary of the said tract of land now or formerly of the United States (as same was constituted prior to such extension thereof) to the southerly line of East End Road (sometimes called Oriental Avenue) and which point is the northeasterly corner of said tract of land now or formerly of the United States (as same was constituted prior to such extension thereof), thence crossing the East End Road and following the same course as the last to the shore of West Harbor or Fishers Island Sound; Said lot or parcel of land being bounded and described as follows: BEGINNING at a merestone set in the ground at a point located 722.66 feet northerly and 544.26 feet easterly of the United States Coast and Geodetic Triangulation Station "PROS"and from said point running North 76 degrees 23 minutes East 115. 1 feet; thence running South 59 degrees 8 minutes East 121.3 feet; thence running South 31 degrees 27 minutes East 265.8 feet, the last three lines abutting Northerly and North- easterly on land now or formerly of Fishers Island Estates, Inc.; thence running S2S4 ,tlllU7 North 74 degrees 57 minutes West 282.4 feet to a second granite merestone, this line abutting Southerly on the main highway; thence running North 23 degrees 30 minutes W,st 205.6 feet to the point of beginning. Containing 1. 14 acres, more or less. TOGETHER with an easement to the grantee, her heirs and assigns, for ingress to and egress from the premises hereby conveyed over and along said main highway, being property now or formerly of Fishers Island Estates, Inc. connecting the said premises with the public highway. SUBJECT to covenants, restrictions, easements and agreements of record. BEING and intended to be the same premises conveyed by Fishers Island Estates, Inc. to John Leone, now deceased, by deed dated February 22, 1945 and recorded in the,Suffolk County Clerk's Office on March 16, 1945 in Liber 2428 of deeds at page 531 and the same premises of which John Leone dted seized and possessed, a resident of Fishers Island, Town of Southold, Suffolk County, New York, on February 13, 1967.
