Said premises are conveyed subject also to the zoning regulations and ordinances of the town of Southold and a cer- tain easement for electricity and telephone service. Together with a certain easement of way and use as appurtenant to said premises as fully described in a certain grant from John P. Pickett to Percival White dated June 4, 1964 and recorded on June 10, 1964 in Liber 5556 of conveyances, page 272 in the Office of the Clerk of the County of Suffolk.
