ALL that certain plat,piece or parcel of land,with the buildings and improvements thereon erected, siniate,

county of Suffolk and state of New York, in quantity 1.78 acres
more or less, bounded and described as follows: Beginning at a
point at the northeasterly end of a right of way said point
being 3418.79 feet south of a point which is 2198.43 feet west
of a monument marking the United States Coast and Geodetic Survey
Triangulation Station "NIN" and thence running north 53' 32' 10"
east 90.70 feet to an iron pipe; thence north 76° 16' east 166.9
feet to an iron pipe; thence north 390 01' east 125.8 feet; thence
north 57° 40' east 80.32 feet; thence north 36° 46' east 65.82
feet; thence north 450 58' east 100.0 feet; thence north 82o 11'
east about 90 feet to the Shore of Block Island Sound; thence
5 following the meanders of said shore line northerly about 62.8
feet; thence south 87" 37' 10" west 107.15 feet; thence south 68°

feet to a monument; thence south 350 04' 10" east 20.0 feet to
the point of beginning.
Together with a right of way for use as a footpath over a
strip of land 5 feet in width extending southeasterly along the
southwesterly line of land formerly of this Grantor from the point
of beginning of the above described tract to the shore of Block
Island Sound.
The above described tract is conveyed together with a right
of way for use as a roadway over a tract of land being bounded
and described as follows:
Beginning at the point of beginning of the above described
tract and thence running north 35° 04' 10" west 20.0 feet to a
monument; thence north 35' 04' 10" west 10.0 feet; thence south
61° west 110 feet; thence south 73' 05' west 58.21 feet; thence
south 20' east 15.0 feet: thence north 70o east 60.0 feet; thence
north 59' 11' east 54.77 feet; thence south 85' 55' east 72.35
feet: thence north 350 04' 10' wet 20 feet to the point of be-
ginning.

Together with a right of way over the existing roadway
which extends westerly from the westerly end of the above described
right of way for about 20 feet and thence extends northwesterly
for about 1700 feet to the easterly terminus of Oriental Avenue,
a town highway.
Said premises are conveyed subject also to the zoning
regulations and ordinances of the town of Southold and a cer-
tain easement for electricity and telephone service.
Together with a certain easement of way and use as appurtenant
to said premises as fully described in a certain grant from John
P. Pickett to Percival White dated June 4, 1964 and recorded on
June 10, 1964 in Liber 5556 of conveyances, page 272 in the Office
of the Clerk of the County of Suffolk.
Being a portion of same premises conveyed by a deed from the
United States of America to the party of the first part dated March
6, 1950 and recorded on March 8, 1950 in Liber 3053 of conveyances,
page 94 in the Office of the Clerk of the County of Suffolk.
