THIS INDENTURE,made the day of December ,oivetest hundred and sixty-six

organized and existing under and by virtue of the Laws of the State of New York,
with its principal offices located at Fishers Island, Town of Southold, County
of Suffolk and State of New York,
party of the first part,and FRANCIS K. KERNAN, of 163 East 55th Street, New York,
New York, 10021,

said monument being located 1621.96 feet North of a point which is 654.13 feet
West of another monument marking the United States Coast and Geodetic Survey
Triangulation Station "PROS", and thence running along said Avenue line South
Ol degree 26 minutes 20 seconds West 152.30 feet to a monument;
THENCE along the Southwesterly line of said Avenue South 19 degrees 22 minutes
20 seconds East 40.02 feet to a monument;
THENCE South 44 degrees 14 minutes 30 seconds West 136.41 feet to a monument;
THENCE North 45 degrees 44 minutes 40 seconds West 227,24 feet;
THENCE North 53 degrees 43 minutes 40 seconds East 280.21 feet to the
Southwesterly line of said Avenue;
THENCE along said Avenue line South 31 degrees 46 minutes 20 seconds East
43.57 feet to the point of BEGINNING. Containing 1.06 acres more or leas.
SUBJECT. HOWEVER, to any and all right, title and interest the Town of Southold
may have acquired over the Easterly portion of the above described premises by
reason of sidewalk or road encroachment.
This conveyance is made in the regular course of business actually conducted by
the party of the first part.
