ALL those certain pieces or parcels of land, situate, lying and being at Fishers
Island in the County of Suffolk and State of New York, Town of Southold, bounded
and described as follows:
PARCEL I
ALL that piece or parcel of land known and described as Lot I IA upon a
certain map designated as property of Edward P. Chapman of Fishers Island,
New York, surveyed July, 1934 by A. G. Finnie, which said parcel of land is
more definitely described as follows:
COMMENCING at the northwest corner thereof at a point adjoining the northern
boundary line between Lot I1A and 12A upon said map, which point is distant
148.75 feet from the northwest corner of the lands shown upon said Map and
adjoining the lands of Fishers Island Farms, Inc.; thence extending South 28
degrees 7 minutes 30 seconds East the distance of 148.75 feet to the northwest
corner of Lot IIA as shown upon said Map; thence easterly from said point
4.25 feet to the westerly side of a jog in the street line as shown on said Map.
thence extending from the easterly side of said jog along a line South 43 degrees
54 minutes 40 seconds East a distance of 63. 19 feet as shown on said map to a
road designated upon said map as a private road; thence extending in a generally
southerly direction by and with the westerly line of said private road, the distance
of 46,61 feet to a point shown on said map; thence extending westerly by and with
said private road, the distance of 54.21 feet to the southeast corner of Lot 12A
as shown on said map; thence extending North 59 degrees 06'minutes 30 seconds
East the distance of 51.78 feet to the point or place of beginning,

COMMENCING at a point on a private road lying between lots 11A and 10A
upon said Map, which point is on the southerly side of a Street or Road known
as Montauk Avenue and extending; thence easterly by and with the southerly side
of Montauk Avenue, the distance 192.00 feet to the northeast corner of Lot 7A
as shown on said Map; thence westerly by and with the northerly line of Lot 7A
as shown upon said Map 85.81 feet to the southerly corner of Lot 9A as shown upon
said Map; thence North 66 degrees 33 minutes East by and with the easterly side
of Lot 9A as shown upon said map 54. 14 feet to a point in the southerly side of
the aforesaid private road as shown on said map; thence northeasterly by and
with the southerly side of said private road, the distance of 31,60 feet to a point
as shown on said Map; thence North 61 degrees 05 minutes 20 seconds East by
and with said private road, the distance of 41.21 feet to the point or place of
beginning.

The Easterly undivided one-half (1/2) part or portion of Lot 9A as shown upon
a certain map designated as property of Edward P. Chapman, on Fishers Island,
New York, surveyed July, 1934 by A. G. Finnie, said one-half (1/2) of said lot
being bounded and described as follows:
BEGINNING at a point on the southerly side of the private road referred to in
Parcel II herein at a point where the westerly line of said Parcel If intersects
the southerly line of the aforementioned private road; running thence South 66
degrees 33 minutes West 54. 14 feet to the northerly line of Lot 7A as shown on
said map; running thence westerly along the northerly line of Lot 7A, a distance
of 36. 59 feet; thence northeasterly a distance of 48 feet, more or less, to the
southerly side of said private road; running thence South 54 degrees 59 minutes
30 seconds East along the southerly side of said private road 47.95 feet to the
point or place of beginning.
BEING and intended to be the same premises conveyed by Howard F. Gavitt
and Olive Miner Gavitt, his wife, to Stanley M. Rybitski and Nellie Itybitski,
his wife, parties of the first part herein, by deed dated October 10, 1952, and
recorded in the Suffolk County Clerk's Office on November 1, 1952, in Liber
3430 of Deeds at Page 332.
